EU Property Portfolio (EUPP) was created few years ago to help investors set up and manage a property portfolio in Europe. At EU Property Portfolio (EUPP), we always keep in mind the objectives of our investors when sourcing our properties. EU PROPERTY PORTFOLIO (EUPP) is the UK Leader in French reversion properties. In order to meet the demand of our investors, we have specialised in sourcing specific types of investments:

- French Reversions (also called French Reversionary investments, “French Viager”) are properties offering a discount of up to 60%. This allows elderly people to sell and stay in their properties for the rest of their life, receiving a lump sum and a monthly income. This system is very ancient, and was already common practice in the 17th century, amongst the French royal family. This is an ideal investment for cash buyers with a medium to long-term horizon, looking for substantial capital appreciation with zero capital gain tax after 15 years of holding the property.

- French leasebacks are a French government scheme, where investors can claim back 19.6% VAT on the property price, allowing investors to spend few weeks a year in their property and also receive a guaranteed rental income. The property will be looked after by a management company for 9 to 12 years, who will furnish the property and will pay to the investor a guaranteed rental income for up to 12 years.

- Off-plan and new builds buy-to-let development coming with a flexible optional management contract guaranteeing the rental income for up to 9 years. This is an ideal scheme for investors who are not willing to use the property. 85% LTV - interest only* mortgages available(* for the first 10 years).
