Description
This property comprises 18 rooms and owns a superb inner courtyard, entirely paved from “grès des Vosges”. We can still find a former well in “grès” (still working).
In each part of the house, galleries of the first floor are sunny and offer a view on the vineyards.
In the back of the court, in a garden featured by fruit-trees and flowers, the swimming pool (warmed thanks to a heat pump and equipped with a flap).
There is a lot of potential for this property which can be used as a bed and breakfast (like nowadays), a family house with some self-catering for teenagers, or can be split in 2 or 3 big accommodations.


Ground floor:
The great crowned main hall leads to a large and spacious 100sqm double living room with exposed beam , a marbled ground (with an under floor heating system), and a beautiful earthenware stove.
By crossing the court, we access to the “vault” in sandstone from Vosges; this former room is now a large living room with an attached fully equipped kitchen. This room is entirely detached of the property and leads to the terrace of the swimming pool (you can use it as a summer lounge). It’s a warm and welcoming room favorable to organise party meals.
There is also a former bakery which have been converted as an office/living room and which have kept the old oven bread of the 18th century.


First floor:
Three bedrooms en-suite which each has a living room and a bathroom, they all look like a little independent apartment liked by teenagers or guest. The living space of the bedrooms are about 30, 40 and 50 sqm.

Renovations
The house has been made in with natural materials, health-promoting.
Hemp has been used throughout the entire property for insulation, this insulation has been particularly strengthened to ensure comfort and low energy consumption. The floors are wooded or marbled and have been originally restored. The walls are waxed "in old style" with healthy products. Water pipes are in copper.
A circulation hot water pump has been installed, which provides instant hot water in each rooms (kitchen, laundry, guest toilet).
Water systems and electrical have been fully renovated.
The boiler is brand new! The roof has been redone with tile sanded in the traditional Alsatian way. All the gutters were fully renovated in copper


Location and Facilities
The property is located in the heart of the vineyards and at the foothills of the Vosges. It allows a direct access to walking and cycling ballades through the woods or on cycle tracks in the vineyards. The property itself is a former winery, 300m from the famous wine road.
The house is located at the foot of the famous “Haut-Koenigsbourg” castle.
The list of international museums is great in Alsace. To name a few:
- The Unterlinden museum in Colmar with its world famous altarpiece
- The humanistic library in Sélestat
- The automobile Museum and the fabric Museum in Mulhouse (50 km)
