Setting This south facing recently renovated stone house is in an idyllic secluded country setting in the middle of its 14 hectares (33 acres). It has totally unspoilable views over its large open field across the small valley. It has dramatic sunsets from the south-facing terrace. The nearest two houses, neither of which can be seen in winter or summer, are about 700 metres away through woods. The land surrounding the house has many mature oak,, hemlock, apple, fig and walnut trees. It is now rare to find such an unspoilable rural setting and with this amount of land surrounding the property. The property is approximately 28 kms NE of Bergerac and the same distance from Périgueux. It is in the country between the old villages of Ste Alvère and Cendrieux with its dramatic medieval fortified church. Bergerac has a small international airport with very easy and ample long and short term parking about a minute’s walk from check-in. The house is 30 minutes from Bergerac airport: you do not have to go through the town to get to it. The airport is served by Flybe from several towns in England, including Southampton. Ryannair has daily flights from Stansted. Bergerac, a town of 26,000, is on the Dordogne with the airport immediately south of the town. The flight paths are all south of the river. Ste. Alvère, 6 kms south is the nearest village with a shop, garage, petrol, pharmacy and medical group. A larger village, Vergt, 11 kms west, has all the usual town amenities. Le Bugue, a larger town (about 3000 inhabitants), again with all the usual amenities is about 12kms away. All of these have regular weekly markets. Limeuil, officially listed as one of the most beautiful villages in France, is 15 minutes away. House and outbuildings The recently renovated house consists of an old tastefully converted traditional perigordian stone barn with a newly reroofed stone mid-20th century wing. The old converted perigordian wing has gas central heating (2007) with electrical radiators (2008) in the rest of the house. The old wing is the spectacular salon (54 square metres) with a large open stone fireplace, 19th century candle chandelier, beamed cathedral ceiling with a mezzanine floor. There are three/four bedrooms (one en suite), two full bathrooms, two separate cloakrooms, equipped kitchen with adjacent laundry room. There is approximately 200 square metres of accommodation. The swimming pool (20m by 5.5m) has spacious surrounding paving, a double heat exchanger and modern electronic equipment in the pool house. There are flagstone terraces on three sides of the house. The separate barn/garage with two garage doors ( 6.7m x 6.2m ) has a concrete floor. It includes a fully equipped workshop (6.7m x 3.5m) with water and stairs to a 2 room attic. A covered wood storage area, replete with wood for the fire, adjoins the barn The stone boiler house (6.7m x 2.9m) with the new gas boiler is attached to the large covered stone-arched drive-through which also has a large concrete floor storage area. The house is furnished with many19th century antiques. There is also numerous garden and swimming pool furniture and equipment. A low mileage (51,000), regularly serviced, French-registered left hand drive Nissan car is included.
