Gated access to a garden area which overlooks the mill pond (this area is currently maintained and used by the owners but would be retained if the warehouse is not purchased with the Mill).

This is a good additional revenue producing investment with very little work – just an annual inspection, invoicing twice a year and banking the cheques. Current rent around 6,900euros per annum.

MARKETING

All business is through advertising on the internet, repeat bookings or recommendation. In previous years advertising has been concentrated on the UK market but has been expanded to include mainland Europe. Le Moulin de la Bourgognade has a website www.magickfrance.com and this along with marketing materials, current advertising and forward bookings are included in the sale.

This is an easily run successful business which has scope to develop the business further if desired by converting the loft over Gite 1 and splitting the property into 2 rental units.
The current owners live in the Mill House and let 2 of the 4 bedrooms on a B&B basis but the income could be considerably increased with the letting of Gite 2 (which is currently used free of charge by a family member) and would achieve a rental around £500/£650 during peak season. An alternative would be for the owners to live in Gite 2 and let the Mill House which would easily rent for up to £2,000 per week in peak season.

The owners started the business in 2006 and have seen an annual increase in turnover every year with lettings of 15 – 20 weeks per annum for Gite 1. Gite 2 has not been let as it is used by a family member. Accounts will be provided to interested parties.
