Description

Our house is a listed 400 year old white stone house in a protected farming hamlet in the Perigord Vert. It is a very large house, half of which forms the gite, situated in the middle of a friendly authentic farming hamlet. Situated on a no through road the hamlet is surrounded by fields and woodlands in which there are a lovely variety of walks. It also rests in very close proximity to the town of Brantome, (walk time 15-20 mins driving 3 minutes.)
In total the house is comprised of 10 rooms, and 2 bathrooms. Bought originally as a habitation with rental by Australian artists. It has been a loved home and on occasion a rental. The structure includes the main house on one side, and "Gite", with its' own lounge, kitchen, bathroom & bedrooms, on the right. The two "houses' are connected on the first floor by a bedroom or loggia. This allows the the property to be lived in as one whilst maintaining the option to rent out the self contained "gite".
 Many hamlets in the country can be a little forsaken only housing holiday makers thus dislocating you from a vital community. Lombraud has a combination of year round families and a few holidaymakers.
Our experience of living there has been greatly enhanced by our neighbours. There is a sincere respect for privacy married with a welcoming community. Our children have always felt safe and were generously included in local activities, invited to pick cherries from a neighbouring garden etc.
People who have rented form us always talk of the authentic experience of living in a tiny French hamlet. 
The house is in good condition. The roof in excellent order and it has been re lined and insulated two years ago. It has not been overly renovated. All the rooms have beautiful oak beams. Improvements could easily be made to the bathroom which works well but lacks luster and the kitchen,which could be updated,( though remaining one of my favorite rooms in the house. ) The general condition of the house is comfortable. It heats well, works well and has a really special atmosphere.
The salon is particularly beautiful with its' ancient stone sink and old oak floor. I have attached some floor plans in the extra photo section.
The gite has just been re-floored. We have opted not to finish with the aesthetic touches, the carpet, paruet  and lighting, etc. as we are aware that matters of taste, especially in renovating such a traditional house can be very different. We have priced the property accordingly. It is only superficial moments from being useful. Downstairs has an enormous lounge/ dining/ kitchen area with an exposed stone wall and upstairs two bedrooms and a shower room with a toilet. When the roof was relined and insulated it was re wired in the roof too so all the hard work there has been done. Both the house and gite open onto a 12 square meter courtyard which is planted with roses, a splade apple, olive a provincial pine and honeysuckle. a division has been made in the middle by a low stone wall and a rose covered wooden arch. On the edge of the hamlet, just a few doors down, is our 200m2 vegetable patch which looks out over fields. Brantome is an ideal town to be situated near. The house is only 3 minutes to town. One can drive walk or cycle down the crest of a hill or walk down hill to the river Dronne and have the magical walk to town. Being near Brantome is a huge asset. It is extremely pretty and well touristed. The market on Friday is superb and there are excellent doctors, boulangeries, pharmacies and brasseries including the Relais and Chateau, Moulin De L"Abbaye. there is also a good school. We are very sad to let this property go, but our work has forced us settle back in Australia and I cannot imagine relocating to Europe in the near future.
