Description

TURN KEY: Completely furnished and ready to move into today. This is a fully restored 2 story village house, with a wood deck/terrace overlooking Place Mestraillat in Issigeac, with all new double glazed windows and doors. The house dates from the 13th century, and when the restoration began two years ago, the house had not been lived in for 200 years and there was no water, sewer, telephone, or electrical service. The ground floor was a barn and pig sty and the upper floor was the living space. Today everything has been reworked and renewed, from the oak floors to the 200L water heater. What used to be the barn on the ground floor is now a grand salon of 40 square meters with a toilet and shower of 5 square meters. It has shared walls which makes it a cool, refreshing place for hot summer days. It has a monastery stone tile floor, with exposed wood beams and stone and a Dimplex electric fireplace and surround. The barn door has been replaced by double glazed French doors providing a separate entrance from the walk street. A new custom fitted interior wood staircase now leads to the upper floor. As the upper floor does not share walls with neighboring buildings, it is open on all sides, creating a bright and airy space. It has an exterior stone stairway and landing with a wrought iron railing and a grape arbor. Below the exterior staircase is a gated storage area, perfect for bikes. The stone stairway provides an exterior front door entrance to the upper floor from the walk street. This entrance and the interior stairway from the ground floor all open into a reception and dining area of 13 square meters on the upper floor. This area was the old kitchen and the stone sink remains near the front door. A large tapestry hangs on the wall over the interior stairway from the ground floor and the opposite walls are covered in natural burlap fabric. On the right as you enter the reception area a door opens into the bedroom area of 15 square meters. The bedroom has fabric covered walls and a bed canopy of a red toile de Jouy. The bed is a "Pont de Chambre" a fitted bed-frame with built in armoires. mirror and lights. The bed is 140x190. The shower/bath with a jacuzzi is integrated into the bedroom and the toilet is in a separate 2 square meter room. A door to a small enclosed terrace of 3 square meters opens on the wall opposite the bedroom. It has a wood deck with a bar-b-cue, and is an excellent area for shade loving plants. A skylight in the center of the reception room adds light and openness and provides a delightful space for dining, against the far wall of half-timbered, glazed medieval mud (wattle and daub). The kitchen is through the doorway in the half timbered wall . The kitchen is 12 square meters. It has custom built cabinets with under cabinet lighting and cut marble tile counter tops. The kitchen is all-electric with a stainless steel Rosières stove/oven rotisserie and dishwasher, an Indesit Combination Washer/Dryer, Gorenje combination refrigerator/freezer, and a microwave oven. Opening from the kitchen is the door onto the 7 square meter private deck/terrace. The deck overlooks the trees of Place Mestraillat and the walk street that leads to the house. Deck planters allow for a container garden, with flowers, throughout the year. Central heating for the house is all electric with Acova radiators and a Dimplex fireplace. A large insulated attic of 35 square meters is accessible from the drop down stairs located in the kitchen ceiling. The house is only 12 minutes from the Bergerac Airport. All services are available in the village: bakeries (3), butchers (2), grocery stores (2), tabac, pharmacies (2), cafes, banks (2), restaurants, and post office with a bakery only steps from the door. The market on Sunday is widely known and very active.
The house would make an excellent "bolt hole" or holiday home and it comes with rental reservations for 2010. This is a turn-key sale as the house is completely furnished with some items reserved.
