Restored 16th century village house. Currently trading as Tearooms/Restaurant and Bed & Breakfast with owners accommodation. Or could be a large holiday home or full time resident for large family.

Our customers are mainly English speaking, English, Irish, Dutch, Belgium, German, Italian, Americans, Canadians. Good seasonal tourist trade it starts at easter and continues through to end of October. Have developed a winter trade with locals, run theme nights outside of tourist season. There are 20 different nationalities that either live here or have holiday homes.

We have a large campsite with mainly English customers (1000 campers high season) 5kms and English BP bond complex of 60 cottages 20km (both have supported us well) plus a large number of gites, B & B's and holiday homes in the village & surrounding area.

The village has a good selection of amenities, supermarket, hairdresser, chemist, cash point, post office, florist, 2 bakers, car sales, petrol station, library, primary school, church, tourist information, doctors, weekly market & winter truffle market, bar-tabac, restaurant, vegetable producer. The property is less than 30 mins from Bergerac airport. We are in the centre of the Perigord Region within 1 hour of most of the tourist attraction.

The house as 185m² habitable space with a further 100m² of space comprising of 1 small barn 11m²& 1 large barn 57m² which is attached to the rear of the house behind the restaurant (ideal for expansion of the restaurant & new kitchen able to cope with the increase numbers or could be converted into addition living accommodation). 2 cellars 32m² and terrace.

Double in/our doors leading through to 2 kitchens, 1st domestic kitchen with appliances & fitted units, extractor hood 10m² and 2nd commercial kitchen with appliances, stainless steel double sink & table 8m²( we use the 2 kitchens as 1)Cooking is by bottle gas & electric.

Down 5 steps through fire door is the store/boiler room 16m² we store dry goods here plus additional fridges & freezer and indoor drying area. New central heating boiler & oil tank plus 2 hot water tanks 1 is 3 years old 1500lts and runs off either electric or central heating system other is older. Access outside through double garage doors. Electric control panel is situated here. 2 gas bottles are stored outside the garage under lock & key.

Also leading of the lounge are the 2 cellars 32m² plus disable toilet 4m² and store cupboard 2m² and door leading out to the rear of house and the 2 barns and rear access.

Large barn 57m² is used as a games room with bar area with sink plus 2 utility area & storage area. The barn is attached to the rear of the house behind the restaurant and the wall could be easily knocked through to make a larger restaurant and room for large kitchen able to cope with increase trade or converted into additional living space or gite.

Level 3 - 1st floor stairs leading up from entrance hall onto a landing which as parquet flooring which continues into bedrooms 1 & 2.

Exit lights & smoked detectors have been fitted along with fire extinguisher in compliance with commercial regulations 2008. Alarm system.
New central heating system install November 2007, new boiler, new pipe work, new oil tank
Hot water tank fitted in 2006 which can be operated either by electric or off the central heating boiler 1500ltrs plus secondary older hot water tank.
