Description

Between Montignac and Hautefort. The house is approached through an iron gated entrance, by a sweeping drive from a small country lane. A further gated entrance is to be found giving onto a chemin rural to the west of the property.

The main house is renovated with a new roof, new double glazed windows and new volets in traditional style. The floors throughout the ground floor are of beech planking in Dordogne style. They were re-laid last year.

Entering the house by the half glazed artisan made front door into the large entrance area with door to the left to the first bathroom containing shower, w.c. and basin in white.

The utility room houses a new boiler, currently running on gas, providing constant hot water and central heating. The boiler could also run on oil. To the right of the entrance hall is a new hardwood staircase leading to the first floor. 




FIRST FLOOR
The staircase lands into an open plan mezzanine space (6m X 6m) with vaulted and heavily beamed ceiling and a double-glazed lucarne window. A further double-glazed window to the east gives extensive views across to the pretty hamlet of Larres.

A door leads from this area to a corridor leading to two further rooms, with double glazed lucarne windows.

GROUND FLOOR
Continuing from the front door at ground level, through an arch is a modern fitted kitchen/ breakfast room, (5m X 5m) L shaped with gas hob and electric oven and plumbing for dishwasher and washing machine. A double glazed window looks across the pasture to the east. 


There is a Total gaz tank in the grounds to supply gas needs.

The kitchen leads into the lounge which is heavily beamed with traditional oak beams and has an original brick lined inglenook fireplace with a professionally fitted Jotul wood burning stove.

There is an exposed stone evier as a feature on one wall in a recessed area. Areas of stone are exposed in the window reveals. All the windows are double glazed. To the rear a French window looks across the lawn straight down to the lake. Two further French windows give onto the orchard and parkland to the front of the property. 



A glazed door leads from the lounge down a short corridor to the bathroom with modern white suite and separate toilet. There are no bathrooms at present upstairs but above both of the ground floor bathrooms there is ample space to instal two further bathrooms easily with very little cost since the services are immediately available below.

Two double bedrooms lead off from the corridor, one with views to the lake terrace and the other with views across the parkland and orchard. Both measure (3m X 4m)

OUTSIDE
To the south west of the house lies the stone fournil house with large bread oven. Water electricity and sewers are connected to this building. There is a wc, utility sink, and hand washing basin fitted. This building has a renewed roof.

A large stone barn (88 square metres) to the south west of the main house forms a courtyard effect, facing the fournil.

The large barn is currently used as garaging and has a renovated roof with a large woodstore extension to one end with a new tiled roof. 

The courtyard opens onto the lake. An attractive path meanders round the lake, which is well stocked with carp, and a causeway traverses it, forming an upper and lower lake. The lake area is over half an acre.

There is a stone well at the side of the first lake and the lakes are fed by a spring.

There is no river or stream on the property.

The lakes are very deep and have never been known to dry but can reduce in depth by about two feet in the summer. The back lake is about three metres deep and the front lake is about two metres deep.

Attractive trees and plants landscape the lakes. From the barn a long meadow leads to a marr or duck pond in a quiet tree surrounded grotto. This meadow has mature oak trees along its length. The orchards provide plum, cherry, walnut, hazel, apple, apricot and pear trees.
