Although of traditional Perigordian appearance, the house was constructed in 1977 using traditional materials and has the character of an older house,with beamed ceilings and terracotta floortiles but with modern conviences such as full central heating and double glazing

The house is approached down its own drive, through a mature garden backed with trees. The south-facing rooms on the ground floor are shaded from the sun by a covered terrace (15m50 x 2m90) running the length of the façade. The handmade tiles on the terrace floor, aged to appear antique, have been laid in an attractive pattern.

A monumental stone fireplace has been constructed with a huge beam across the stone supports.

Beside the dining-area is the kitchen, 2m60 x 3m, with upper and lower fitted units, a five burner hob and a built-in double oven well situated over a worktop. At one end is an informal dining-area, 2m x 3m20, with a large single-pane window looking down through the trees to the lake.

A door from the kitchen leads out to a covered barbecue terrace, 4m30 x 2m40, with built-in barbecue and small two-storey tower in the corner.

Returning to the hall, you turn right, under the staircase, and come to bathroom 1, with bath, double basin unit and shower cubicle, tiled with unusual rustic tiles in a pale pink. Beyond the bathroom, Bedroom 1 is 3m50 x 4m60, with windows to the south and east, and Bedroom 2, 3m50 x 3m50, has a window facing east. At the end of the corridor, between the bedrooms is a WC.

On the first floor, accessed by a fine polished wood staircase, is a spacious landing (3m x 4m), with access on the left to an attic storage area 6m30 x 6m30, and on the right to Bedroom 3, facing east with walk-in wardrobe and dressing area, and Bathroom 2, with shower cubicle, washbasin and WC.

Stairs from the kitchen lead down to a basement area opening on to the sloping ground to the rear of the property, with a utility room 6m30 x 4m30, fully equipped as a second kitchen, with double sink unit and four-burner hob. Plumbed for washing-machine. Through the utility room to workshop and wine-cellar, followed by Bedroom 4, looking to the north with a view of the lake, and adjoining WC and shower-room.

Off the barbecue terrace, the tower has a floor area of 2m80 x 2m70 on the ground floor, providing scope for a further bedroom or shower-room, with a mezzanine bedroom above.

The extensive grounds provide ideal scope for nature-lovers, animal-lovers and gardeners. Beyond the small lake, the ground rises to a meadow that can be used for horses or sheep.
