The two master bedrooms ensuite, first upstairs with a wet room of Italian marble and the second, downstairs opening on to the pool terrace.         The house is literally handmade by the region's leading artisans -- from the handcrafted windows and doors, the traditionally made oak terrace and staircase, the chestnut fence to the tiles chosen for the roof. A separate ruin was acquired to procure the original stones for new openings.          The design plays on the South -Southeast/west  orientation and surrounding views with quiet, evolving light from dusk to dawn. Each window is a landscape painting.         La Cime Des Arbres was designed as protection for the rising oil prices and is an environmentally designed home. Double-glazing throughout and additional layered insulation in the roof ceilings and walls of the highest quality. A German ecological air exchange heat pump for hot water and central heating (with superior radiators) provides constant temperatures in each room throughout the winter and heats the pool in the spring, summer and fall -- at less than half the cost of fuel heating. There is a .3 ha oak forest available for a lifetime supply of wood. Under floor heating in the upstairs bedrooms and bathrooms. Water softening system.               The owners sought to recreate the feeling of their favorite luxury boutique hotels. All materials are of the highest quality and every aspect and room of the house was carefully considered. Cable TV and Broadband (wireless ADSL).    Due the rising costs of building materials and French labour, a restoration of this level would be prohibitive today. All work was done officially and all receipts available. All original artisans available for service or advice. The villa his its own local and reliable staff for gardening, cleaning/management and pool maintenance.        The property is located in a 16th century hillside hamlet with kilometers of walking, cycling on farm lanes. The road leading to the hamlet is closed off to trucks. Our neighbors are pleasant and considerate without exception. No farm animals nearby.      The garden was designed according to 19th century school of "managed nature." More than three tons of  soil were imported. The plan itself utilizes mixed hedges and trees to incorporate local species which flower throughout the year and attract a large variety of birds. Fruit trees, an open play area and vegetable garden and compost. Roses are well developed. The garden is now in its fourth year of development.    The villa was designed for a rental option and is fully booked each year; the office and laundry room are locked and closed off during the rental season.
