Set in over 6.5 ha of woods and field, this property is situated at only 2 kms from a local bastide village with shops, bank, post office, schools and restaurants.

A driveway climbs up to the house that nestles into the side of the hillside. The property is secluded and private and there are superb views from all aspects.

The house includes full oil fired central heating, has three bedrooms, an office, three reception rooms, kitchen (fully fitted), central hallway that is used a library, two shower-rooms (wet rooms) and an en-suite bathroom. The office or one of the reception rooms, can easily serve as a fourth bedroom.

The property consists of the main country house plus a large Quercy barn that was converted into three-bedrooms gites in 1992. These have been let since 1993 by the current owners. Many guests return regulary and treat the property as their summer residence.

A large open barn opposite the gites provides a covered and sheltered games area for the guests.

The pool is 12 x 6 with roman steps and a paved surround and security fencing with self-closing gates.

Opposite the gites is another barn. One half is a closed workshop, with a concrete floor and electricity, and the other half is used as utility room for the guests. It also houses the pool pump.

At about 10 mins driving to Fumel, Villeneuve sur Lot is at about 20 mins driving and Agen is at about 40 mins. Bergerac airport is 50 mins, and Toulouse airport about 75 minutes.
