This spacious 3-storey family house must be viewed from the inside. The top floor has great letting potential, or could provide semi-independence for older relatives. The setting feels rural, yet within minutes on foot lie all the facilities of a lively town.
The house was built in the late 1880s and is typical of the region, with thick walls and double front and back doors and a small but well-stocked garden to the side.
With a shower room and kitchen on every floor, the house has the potential for a wide variety of uses. For instance, the second floor could be rented out as a three-bedroom apartment - either permanently or as a holiday let - or could be used (as at present) to accommodate friends and family when required. Alternatively, it could accommodate an extended family or merely form part of a spacious, larger family residence. The present owners have devoted large resources to modernising the house. 'Guided Tour'
Starting with the side entrance of the house, the outer and inner wood doors open into a back hall housing the condensing boiler which provides central heating and hot water.
The back hall gives access to a large fully-tiled shower room with built in hand basin unit with cupboards and drawers and concealed lighting plus modern wc., which was installed in 2007. . There is also a utility room, with drawers and cupboards, plumbing for dishwasher and washing machine, and power point for tumble dryer; at the far end is access to a copious loft storage area.
A glass door leads through to a good-sized kitchen/dining area with views through the large double-glazed double windows to the Parc Fenestre opposite. The kitchen is large, with built-in fridge and oven, ceramic hob, modern brushed aluminium extractor, plenty of wall and floor units and a large worktop area made from real teak. There are numerous power points.
Across the front hall is the living room, a large light room with double aspect double-glazed windows, high ceilings and two radiators.
The front hall itself still has the original 19th century tiles and the inner and outer front doors are made from solid wood; there is a landline phone connection and a radiator. The stairs and landings have been stripped back to their original wood; this work and the redecoration of the stairwell was completed in 2008.
The stairs lead to a first floor landing with a large radiator. To the left, a door opens into a section comprising a bedroom (currently used as study/computer room); a large well-fitted kitchen (including sink, hob and cupboards above and below) and a shower room with handbasin and wc installed in 2008. This section could easily be converted into an apartment/separate living area; alternatively, the kitchen could be converted into another bedroom/living room if required.
Across the landing are two more bedrooms (one with built-in cupboards) and a separate wc and handbasin. With the exception of the kitchen, all rooms on the first floor are carpeted.
The second floor has been used by the present owners primarily as an apartment for family and friends; it comprises a large, well-fitted kitchen and two bedrooms. Turning left from the stairs and landing, the main bedroom is very large, has double aspect double-glazed windows, fitted wardrobe units, shelving and a built in older-type shower and modern hand basin with cupboards underneath and a large mirror.
Across the landing a door leads to a shower room with handbasin and wc, installed in 2008, and into a good-sized kitchen area with sink, hob and cupboards above and below. A further door leads through to another bedroom containing a handbasin, shelf and mirror. Linked to this is another small room which could also be used as a bedroom; this smaller room also has access from the landing. All second floor rooms are carpeted and have radiators. There is access to a small loft area from the second floor.
Some furniture and utensils will be left behind, but there are no details at present.

Outside there is a small manageable garden, very well-stocked and pretty in the spring and summer, leading to a large detached garage with power and light and additional storage space, also accommodating the fuel tank for the central heating system. There are concrete steps leading up to a flat area with washing lines and the hill above, with the potential for a vegetable/fruit garden.
Rental Potential
La Bourboule is a popular and beautiful spa town with all-year-round tourist potential in addition to the usual summer months, including during the winter for skiing and snow-walking and from February to October for those taking "La Cure" at the local thermal spas. Therefore there could be a good potential income from holiday letting, in particular from the second-floor 3-bedroom apartment at Christmas, and during the French school holidays in February, Easter, July and August.
Setting and Location
The house is located in a quiet cul-de-sac with plenty of parking space and no yellow lines; all the neighbours are welcoming and polite and there is a fromagerie a few doors down. The house is overlooks a truly beautiful large park, with over 200 varieties of trees, ponds, good play areas and lovely flower displays. The River Vendeix (tributary of the Dordogne) flows round the edge of the park providing a delightful woodland walk. During the summer, a small train runs round the park and there is a cafe, an adventure playground, a mini-scenic railway and other children's rides all open for the season. Just down the road is situated the "Gare des Telecabinnes" from which the cable cars pass over the house up to The Plateau de Charlannes; opposite is a tennis club/gymnasium.
The Hotel de Ville (town hall) with its kind and helpful staff, is situated at the bottom of the road and the Post Office is just behind it. Within a five-minute walk lie many facilities normally associated with a much larger town - such as a great variety of restaurants, cafes and bars; a cinema with a welcoming basement bar; two local supermarkets; four boulangeries; three banks; three chemists; doctors, dentists and a vet, and a recently-opened "mediatheque", incorporating a library and internet cafe. The thermal spas and art deco style casino/conference centre are also situated in the town centre.
Just outside the town centre can be found - the still-functioning railway station; a new swimming-pool complex; a football stadium; sports and community halls and larger supermarkets/petrol station. The primary school is situated in the town centre whilst the college at nearby Murat-le-Quaire for older pupils is accessed by school bus.
The town is set amongst stunning mountain scenery with trees and green spaces evident everywhere, and sitting outside one of the local cafes having a drink is one of the great pleasures here. The next-door town of Le Mont-Dore is a major alpine ski resort, whilst skiing is also accessable at Super-Besse, some 20km by road (for more information, visit: www.sancy.com.). There are volcanic lakes dotted all around; the nearest, Lake Guery, is Europe's highest lake and is renowned for its trout fishing. Other lakes have swimming beaches and sailing areas, and the River Dordogne itself is accessible for sailing and other water sports, as well as for scenic boat trips, just 30 mins drive away at the amazing Chateau de Val. The air and the water are fresh and clean and this is a very relaxing place to live.
