All the rooms have storage areas within the eaves.


The open plan lounge / kitchen measures 15 metres x 8 metres, with exposed beams, velux windows and a dormer window overlooking the beautiful surrounding countryside. There is an  area adjacent to the kitchen used as an office space, but  could easily be used as a dining area.


Other information to mention


Above the games room, accessible from an outside stairway, is another room measuring over 40 square metres which could be converted into yet another apartment. This would require a fair bit of work, but there is enough space for 3 bedrooms, a lounge, bathroom and kitchen - and having private access to the main road and garden via the side of the main house, this could make another ideal rental proposition.


There is still some work to be completed in the ground floor private apartment, but this is mostly cosmetic as all electrics and plumbing are in place. The main bedroom and bathroom are completed, leaving just the second bedroom and kitchen to be finished. This private apartment has direct access to the garden.


The house is on mains drainage, mains power, has oil fired central heating and benefits from broadband and sky connections.  The house is completely finished  (apart from previously mentioned) and currently turns over 1,900 euros a month in rent (but adding two additional apartments where previously stated could increase this to nearly 3000 euros a month). Holiday lets can raise more, but this can be hit and miss and results in the house being empty for half the year, which is why I currently let out on a long term basis.


Bar licenses can be purchased from the local mayor (or from bars being sold in local villages), but there is a high demand for an English shop and restaurant in the region, which could create a very healthy additional income.
