Due to an urgent need to move back to the UK (family reasons), it is now vital that I obtain a fast sale on my property. This large, 3 storey detached house is set in the beautiful village of Plumaugat which boasts a supermarket, hairdresser, post office and 2 bars and a primary and junior school. The village is only a 20 minutes drive from Dinan, 35 minutes from Rennes or St.Brieuc and around 25 minutes from Dinard or Loudeac , the airport at Dinard and the St. Malo Ferry Port are under an hour from the front door.. The house is quite literally in the middle of everywhere. The towns of St.Meen Le Grand, Broons and Caulnes are a 5 minute drive away and have swimming pools, restaurants, bars, sports centres, fishing lakes, museums, chateau and much more. The house is currently divided into 5 self contained apartments, 4 of which are currently let on a long term basis (I am using the whole ground floor as my private accomodation at present). The house provides an excellent ready-made business opportunity for a potential buyer. The whole ground floor was orginally a bar, restaurant and shop and could very easily be reastablished for any, or all, of these occupations again. ------------------------------------------------------------------------------------------------------- IT SHOULD BE NOTED: We have had numerous conversations with agents and notaires in the area, and should someone buy the property, having either building experience themselves or the financial means behind them, it could be split into 6 or 7 individual units and sold off seperately. The units would range from 2 bedroom apartments up to a 3/4 bedroom house (the whole far left side of the house) and could fetch between 60,000 and 180,000 euros each (making a total value of between 550,000 and 700,000 euros). The cost of this redevelopment would largely involve the installation of individual heating, water and electricity meters. I do not have the capital available to do this now, but I certainly would be doing it if this option was available to me, as apartments are moving very quickly in france. ------------------------------------------------------------------------------------------------------- Curent Layout: Ground Floor This floor consists of 3 very large rooms facing the front (each about 40 m2) and were originally the shop. bar and restaurant. 2 of these rooms are now lounges. The 3rd room (formerly the shop) is now used as a store room, but alongside this is the boiler room and a separate darts area, 2 toilet cubicles and a large store cupboard. Above this entire area is a huge "attic" space, and together with the ground floor, it could be made into a completly self contained house. The rear ground floor rooms house a kitchen, a master bedroom with ensuite bathroom, and a 2nd bedroom. First Floor There are 3 apartments, all of which have been decorated, and fitted to a high standard, and are self contained with access via the main hall. They are all currently let out on a long term basis and all bedrooms are double bedrooms. Apartment 1 - 2 bedrooms, bathroom and kitchen /dining room (front facing) Apartment 2 - 2 bedrooms, bathroom and kitchen / dining room (front facing) Apartment 3 - 3 bedrooms, bathroom and kitchen / dining room (rear facing) Second floor The apartment on the second floor is an excellent long term rental proposition as it boasts 2 double bedrooms, a shower room and a mezzanine floor leading to a large storage area. Both bedrooms are very large (5 metres x 5 metres), with one bedroom having a whole wall of built in cupboards. All the rooms have storage areas within the eaves. The open plan lounge / kitchen measures 15 metres x 8 metres, with exposed beams, velux windows and a dormer window overlooking the beautiful surrounding countryside. Other information to mention There is still some work to be completed in the ground floor private apartment, but this is mostly cosmetic as all electrics and plumbing are in place. The main bedroom and bathroom are completed, leaving just the second bedroom and kitchen to be finished. This private apartment has direct access to the garden. The house is on mains drainage, mains power, has oil fired central heating and benefits from broadband and sky connections as well as multiple (seperate) telephone connections throughout.
