10 Bedroom Detached house - €220,000 (Excluding Notaires fees or furniture) - Location: Dinan, Plumaugat
This Property is currently For Sale by a private vendor
This large, 3 storey detached house is set in the beautiful village of Plumaugat which boasts a supermarket, hairdresser, post office and 2 bars and a primary and junior school. The village is only a 20 minutes drive from Dinan, 35 minutes from Rennes or St.Brieuc and around 25 minutes from Dinard or Loudeac , the airport at Dinard and the St. Malo Ferry Port are under an hour from the front door.. The house is quite literally in the middle of everywhere. The towns of St.Meen Le Grand, Broons and Caulnes are 5 minutes drive away and have swimming pools, restaurants, bars, sports centres, fishing lakes, museums, chateau and much more. The house is currently divided into 4 self contained apartments which are all currently let on a long term basis which provides an excellent business opportunity. There is also plenty of potential for a further 2 apartments. The ground floor was orginally a bar, restaurant and shop and could very easily be reassigned for any, or all, of these occupations again. This property provides the flexibility for anyone wanting to create a new life for themselves in France. The district of Plumaugat covers the largest area in Brittany, and whilst there has been plenty of British people moving into the area over the past few years, it maintains its rural french charm. Ground Floor This floor consists of 3 very large rooms facing the front (each about 40 m2) and were originally the shop. bar and restaurant. 2 of these rooms are now lounges. The 3rd room (formerly the shop) now is a snooker room (minus the table), alongside this room is the boiler room and a separate darts area, 2 toilet cubicles and a large store cupboard. The rear ground floor rooms house a kitchen a bedroom (to be completed) a master bedroom with ensuite bathroom. Above the snooker room is a huge "attic" and together with the snooker room area could be made into a completly self contained house. . First Floor There are 3 apartments, all of which have been decorated, and fitted to a high standard and are self contained with access via the main hall. They are all currently let out on a long term basis. Apartment 1 - 2 bedrooms, bathroom and kitchen /dining room (front facing) Apartment 2 - 2 bedrooms, bathroom and kitchen / dining room (front facing) Apartment 3 - 3 bedrooms, bathroom and kitchen/dining room (rear facing) Second floor The apartment on the second floor is an excellent long term rental proposition as it boasts 2 double bedrooms, a shower room and a mezzanine floor leading to a large storage area. Both bedrooms are very large (5 metres x 5 metres), with one bedroom having a whole wall of built in cupboards. All the rooms have storage areas within the eaves. The open plan lounge / kitchen measures 15 metres x 8 metres, with exposed beams, velux windows and a dormer window overlooking the beautiful surrounding countryside. There is an area adjacent to the kitchen used as an office space, but could easily be used as a dining area. Other information to mention Above the games room, accessible from an outside stairway, is another room measuring over 40 square metres which could be converted into yet another apartment. This would require a fair bit of work, but there is enough space for 3 bedrooms, a lounge, bathroom and kitchen - and having private access to the main road and garden via the side of the main house, this could make another ideal rental proposition. There is still some work to be completed in the ground floor private apartment, but this is mostly cosmetic as all electrics and plumbing are in place. The main bedroom and bathroom are completed, leaving just the second bedroom and kitchen to be finished. This private apartment has direct access to the garden. The house is on mains drainage, mains power, has oil fired central heating and benefits from broadband and sky connections. The house is completely finished (apart from previously mentioned) and currently turns over 1,900 euros a month in rent (but adding two additional apartments where previously stated could increase this to nearly 3000 euros a month). Holiday lets can raise more, but this can be hit and miss and results in the house being empty for half the year, which is why I currently let out on a long term basis. Bar licenses can be purchased from the local mayor (or from bars being sold in local villages), but there is a high demand for an English shop and restaurant in the region, which could create a very healthy additional income. Please contact me for room sizes, additional pictures or further information.
