Description

This delightful and tastefully converted barn is steeped in history having previously been used a grain store for a nearby working mill.  Set in an elevated position with grounds sweeping down to a small stream it affords the most wonderful views throughout all of the seasons with open countryside stretching out to the church spire on the horizon which is illuminated most evenings and adds further to the ambience of this peaceful setting.  This property is well located for the coast, Dinard and Rennes Airport and St Malo.  This house is equally suited as a holiday home or permanent residence as used by the current owners.

This south facing house is in its own grounds with a delightful garden surrounding the house.  In addition there is a terrace and decked area for dining "Al Fresco" during the summer months together with a BBQ patio area all overlooking the stunning views.  The garden itself has some very pretty planting; is mainly laid to lawn with a wealth of flowers and shrubs.  There is also a flat area for a large splash pool which the current owners erect during the summer months.  Beyond the fenced formal area of the garden there is an additional 1600 sq mts field which extends to a gentle flowing stream.

Inside the property the ground floor is in the main open plan with a large lounge and dining area of 60 sq mts togther with a 20 sq mts kitchen.  The lounge and dining area are fully tiled with ceramic rustic tiles and has exposed oak beams throughout.  The lounge also has a large wood burning fire and the property also benefits from a gas combination boiler which supplies central heating and hot water.  The boiler was replaced in 2005 and has an annual service.  The property was rewired in 2003 so the only work left to do is the eventual replacement of the fosse septique which has been reflected in the asking price.

In addition to the ground floor is a small extension/annexe with slate flooring and windows to the south and west aspects.  This room can also be used a fourth bedroom and has a shower room and wc this can also be used as a self contained apartment. The current owners use the annexe whilst  the main house is let out.

Upstairs the hallway is nice and bright and gives separate access to each of the three bedrooms and family bathroom.  The bathroom is large and has a bath with shower attachment, basin, wc and bidet.  There are three double bedrooms with the largest bedroom having a sizeable storage cupboard.

In addition there is English satellite TV, telephone and broadband internet available.

Bedroom 1 :   3.90m x 2.65m (10.3 sq mts)

Bedroom 2 :   4.20m x 2.90m (12.2 sq mts)

Bedroom 3:    4.30m x 4.00m (17.2 sq mts)

Bathroom:      3.50m x 3.00m (10.5 sq mts)

Back outside there is a good size single garage with plenty of space for storage and a car.  There is also a small outbuilding made of breezeblock plus a timber garden shed for storage/workshop.

Located between the village of Plouguenast and the small town of Ploeuc sur Lie offering bars, restaurants, hotel, pharmacy, post office, general shops, supermarkets, banks and a weekly market.  The medieval towns of Quintin and Moncontour with their picturesque half timbered houses and shops are within 20 minutes.  The beautiful Lake  Guerledan is just a few kilometres away and offers boating, fishing, swimming and even has a manmade beach!  Of course, if you prefer the real thing, the stunning natural beaches of Cotes d'Armor are just half an hour away.  Also the larger towns of St Brieuc, Lamballe and Loudeac are between 15-30 minutes drive and within an hour's drive of the beautiful towns of Dinan, Vannes and Rennes.

Access to and from the UK is very easy with the ferries of St Malo (1 hour 10 mins) and the airports of Dinard (50 mins) and Rennes (1 hour) all offering low cost flights very accessible and further transport options via Roscoff, Brest, Caen, Cherbourg and Nantes.  There is also a St Brieuc to Paris TGV service.
