This group of buildings requiring renovation, is set in a peaceful rural location, but only a ten minute drive to the lovely town of Rostrenen with its banks, restaraunts and shops, and approximately a ten minute drive from Glomel, with its beautiful lake, beaches and water sports. Five minutes along the D740 is the beautiful Nantes/Brest canal. The main building is an ancient 20m longere. This is divided into two, with each half having a fantastic fire place and chimney. Renovation has started to the roof, with all the roof timbers having been replaced, but the slates are required to complete the work and make it weather tight. A new dedicated access road has been formed leading to the front of the longere from the small country lane that runs adjacent. This was completed when I had land drainage installed and the land levelled. Within the longere there is a rough concrete floor with stone animal feeders along the wall. These are easily removed. Plans have been completed, submitted and approved to convert the longere into two 2 bedroom properties. Open plan living room and kitchen to the ground floor, with two bedrooms and a bathroom upstairs. The fosse septic approval has also been completed. All of these approvals will be forwarded to the purchaser upon completion. I am unsure of the time frame for completing building work once approval is gained, however the re-application if required will be a reasonably cheap affair as the costliest part were the plans themselves. A small cottage is situated behind and to the right of the longere. This is also in need of renovation including a new roof. This will easily convert into a lovely one/two bedroom gite. Attached to the cottage is a double storey stone/brick barn. This has a dirt floor, and has a multitude of options available regarding its use. The surrounding land of just under an acre was leveled and cleared during the initial renovation works, but has since regrown with assorted vegetation. There are oak and hazel trees on the land. The rear of the property overlooks open farm land. I had a mobile home delivered to the property appoximately 18 months ago. This was to allow us to live on the land whilst working.
