There are two bedrooms on the first floor, one to the front with river views from your bed ! and one to the rear with views of the woodland, garden and viaduct, there is also a large family bathroom. There is access to the loft area which runs the whole length of the house, the loft has electricity and is clean and dry and insulated, this area is crying out to be converted and would easily accomodate 2 bedrooms and another bathroom if necessary, at present there are 6 small skylight windows but replaced with Velux`s or dormers would transform this space. The rear of the property has had 6 new upvc double glazed windows fitted and a new upvc full glass back door along with the new 4 front patio doors, the house has had all the electrics re-wired, re-newed, the heating is supplied by radiators in every room and these are fed by a modern heating system with a tank holding 1000 litres of heating fuel, we have just paid 302 euros for 650 litres so its very economical to run, we use bottled gas for the cookers, again very cheap and they last for months, the water is metered and billed twice a year and very inexpensive, we have an outside garden tap which we use a lot in the dry summer months and also fill up a swimming pool. Electricity is billed every two months and we pay more in the winter and less in the summer. Tax fonciere is 400 euros for the year so its quite a cheap property to live in and run, our previous property was over 600 euros for the taxfonciere alone. The house has its own fosse au septic which is old but works perfectly well and we have never had any problems with it, it has also been passed as satisfactory at the Mairie so will not need replacing. The outside garden area has blackcurrents, nuts trees, peach trees, wild strawberries, honey suckle, wisteria, olive tree, torbay palms, monkey puzzle tree, apple trees, camelias, roses and a laurel hedge planted to the front, large double wrought iron pretty gates and a low stone wall runs to the front of the property, there is parking for 2 / 3 vehicles and there is ample parking outside the property. Port Launay has two bars, one with very popular local restaurant ( I work there sometimes ) a pizzeria, Mairie, infants school, delicious boulangerie and a post office, Chateaulin is approx 3 mins away with large supermarkets, bars restaurants, excellent choice of schools for all ages, my son goes to a private school in Chateaulin and I cannot praise it enough, only 160 euros for the whole year !! ) shops, boutiques, Dr`s, dentists, everything you could think of and need, swimming pool ( indoor ) the sports facilities are excellent and the choice amazing from cycling, kayaking, boxing, judo, petanque, football, rugby, gymnastics, horse riding, tennis, table tennis, moto cross etc etc.There is always something happening and something to join in, local fetes, car boot sales, organised walks, free buses to the beaches, markets, the list is endless and of course there is Quimper, a bustling cosmopolitan cathedral city only 20 mins away and Brest is approx 30 mins with its popular Oceanopolis attraction and theme park and new Ikea, the airport at Brest is 35 mins and the ferry port at Roscoff is 1 hr, St. Malo being 2.5 hours away making our area of Finistere very accessable and popular with tourists.
