Description

PRICE CUT BY €55,000!  This can be your get-out-of-jail-free card: TWO lovely houses at a ridiculously low price that reflects the present state of the market.  One of them is an income-generating asset - fully-equipped and up and running - that helps towards making this deal self-financing.

Contact the owner for a detailed and objective statement of what life here is like - running expenses, the good news, the bad news, income prospects......

The property consists of a five-bedroom house with a pool, and a three-bedroom house where the owner lives. For the past four years the larger house has been let as a large gîte for family holidays, and it is to be sold fully-furnished and -equipped as a functioning gîte.

Olivia - the three-bedroom house

The front door leads directly into

  • the kitchen/dining room (4.6 x 4.7m), with space for a big dining table, and the staircase leading out of it. An arch to the right leads to

  • the sitting room (4.7 x 4.5m), with a south-facing french window leading to the terrace.  Bookshelves define the partition between the two rooms, and there is a Sky television point.

Upstairs are

  • a small bedroom (1.9 x 2.8m) containing two fixed bunk-beds (to be left)

  • a double bedroom (3.3 x 4.1m) with an ensuite shower room  containing a shower and vanitory unit

  • a large double bedroom (4.6 x 3.5m) with an ensuite vanity room (1.9 x 1.8m) containing a lavatory and wash-basin

  • main bathroom (2.3 x 1.8m) containing bath, shower, lavatory and wash-basin.

Outside, the front of the house is taken up with a tiled, walled south-facing terrace that runs its full width and includes a roofed barbecue. There is a paved drive and a lawn, with various shrubs.

Anna - the five-bedroom house

The ground floor consists of three big rooms:

  • kitchen (3.9 x 5m), with a solid-fuel Rayburn cooker, matching electric cooker, washing machine, larder fridge, dishwasher, upright freezer; and a dining table with benches and chairs, large sideboard and small sideboard

  • dining room (/alternative ground floor bedroom) (3.8 x 3.9 m): this contains a glass-topped dining table with four wicker chairs, shelving, telephone point and Sky television point

  • sitting room (3.9 x 3.9m) – accessed through a passageway from the kitchen – with a wood-burning stove, Sky television point, bookshelving and a staircase leading to the fifth bedroom.

Also at the back of the kitchen is a door giving on to a corridor that leads to

  • the back door, giving access to the back garden and the pool

  • the ground-floor bathroom (1.6x 2.9m) including bath, shower and washbasin

  • door to separate lavatory.

The greater part of the first floor is accessed by a staircase from the kitchen: it leads to

  • a single bedroom (2.0 x 2.7m max) at the rear, with a single bed

  • a twin room (2.0 x 3.1m max) at the front, with twin beds

  • another bedroom at the front (2.7 x 2.3m) with a double bed

  • a double bedroom (2.8 x 3.9m) at the front, containing a double bed and white melamine bedroom furniture

  • an ensuite bathroom (1.5 x 1.9m) containing bath, shower, washbasin and lavatory

  • a family shower room (1.2 x 1.9m) with shower, lavatory and wash-basin.

The big fifth bedroom (3.7 x 5.9m) is reached by a staircase from the sitting room. It contains a double bed, and high-quality furniture in the form of bedside tables, a wardrobe and a chest of drawers with a mirror-top make-up drawer.

Outside the house, there is

  • a south-facing granite terrace at the front of the house – with a garden table and chairs

  • a hangar (just visible at the right of the photograph) which can accommodate a car – as well as its present tenant, a vast and ancient cider press

  • a two-storey workshop.

Gardens The gardens of the two houses are currently joined: a separate paved drive leads to each. To the right of the house, past the integral stone workshop, is an area containing a set of swings; to the left of this is a flower-covered fence with a gate that leads to the back garden and the pool.  As a safety measure, access to the back garden and the pool is confined to this and the back door of the house.  There is an area at the back of the house shaded by fruit trees and a weeping willow, through which a path leads to the pool – sited in an area that catches the sun all day, and surrounded by paving.  This is extended at the front to provide an additional terrace that is excellent for barbecues.  An important feature of the back garden is that it offers a very considerable degree of privacy.

Equipment The smaller house is to be sold with the level of equipment normal to a British sale. The larger house, having functioned as a gîte for the last five years, is to be sold ready for that purpose: the sale therefore includes white goods, cutlery and crockery, beds and bedlinen, towels, furniture etc. – and stainless steel pans, kitchen utensils, cruet etc.  Some pictures will be included.

The wood and quarry About four hundred metres from the property, and included in the sale, is a wood with a quarry in it – probably the source of the stone from which the houses were built. This accounts for some 9,000 square metres of the 10,400 square metres (about 2½ acres) for sale, the remaining 1,400 square metres (a little over two-thirds of an acre) being taken up by the house and gardens. The quarry is not used; the wood, however, can provide an energetic chain-saw-equipped owner with a with an inexhaustible source of free fuel for the wood-burning stove and the Rayburn cooker.
