Burgundy, Nièvre
Price comment: excluding notaire's fees
This recently renovated, five bedroom home would be great for the city dweller who wants to get away to the quiet of beautiful Burgundy or for someone who yearns to have a B&B in a special part of France. The five bedrooms and the huge kitchen can accommodate as many guests as one could ever want. With Paris only 2 hours away, the location is rural but not remote. The lively ex-pat community makes it easy for unilingual newcomers to quickly feel more like natives. The owner is highly motivated and would be receptive to creative financing-even if there is more than one currency involved. The house, all 350m2 living space, is located in the beautiful Burgundy village of La Chapelle St. André in the stunning, rolling countryside of La Nièvre. The house comprises - Ground Floor - Entrance hall with original fireplace and under stairs WC, sitting room with open fireplace and original floor tiles, dining room, large, fitted family kitchen with ample walk-in storage, spacious rear salon with open access to the kitchen and rear door leading to the outside patio area.
The rear salon also has a large original stone fireplace and mantel.
First Floor - Spacious master bedroom with fully-tiled, en-suite facilities including shower, sunken bath, twin washbasins and WC. Two further double bedrooms and separate, fully tiled bathroom with shower, bath, washbasin and WC.
Second Floor - Two double bedrooms with skylight windows and separate fully-tiled shower room with WC.
The property has a large garden directly opposite the front of the house.
The garden features five fruit trees (plum, quince, cherry and two apple trees) as well as raspberries and a lovely view of the French countryside. The garden overlooks a small river that runs through the village. There is a large patio area to the rear with ample parking space and access to the road.
The property has been fully rewired and replumbed and the upper levels have wooden flooring throughout. Electrical heating is provided in all rooms and both landings.
The village of La Chapelle St. André is approx.15 minutes from the medieval town of Clamecy, located on the River Yonne. The picturesque Nivernais Canal passes through the town and Clamecy has all the usual facilities including supermarkets, restaurants, bars etc. The World Heritage Site of Vézelay, also a short drive away, is a picturesque, hilltop hamlet, surrounded by ramparts and home to one of the seminal buildings of the Romanesque period, the abbey church of La Madeleine. The major wine producing regions of Chablis, Pouilly and Sancerre are all within easy reach. The Cote d’Or is about an hour and a half away with a scenic drive through the beautiful Morvan forest.
Bibracte, an ancient Gaulish archaeological site, dating back to the 2nd. century BC is also a comfortable drive away. And, of course, most of the towns and villages have their markets - from the large Sunday market in Cosne sur Loire to the village Vides Greniers (local second-hand sales) held from Spring onwards.
