Description

This beautiful large stone farmhouse is located in the Morvan Natural Park, Department 71 Saône-et-Loire. It is situated in a quiet hamlet of 25 houses, offering superb views. The property was originally built in 1870 and was completely converted by the previous owners since the 1960s. It has been extensively modernised since 2005.
Just 3 km from Anost village which has shops, butcher, bakery, cafe, restaurants, garage, mairie, medical services, and a good camp site for caravans and mobile homes.
Autun is the nearest large town, whilst it is suitably located for Le Creusot town & TGV station, Challon, Chateau Chinon. Many archeological sites with the area, a roman amphitheatre still in use, also the only cemetary dedicated to the Maquis. The French description is 5 Chambres or bedrooms, but we use one as a dining room and another as an upstairs lounge/ hobbies room
ADSL broadband available.
-------------
Lounge: (6.11m x 5.78m) Large lounge with a UPVC window to the side and new UPVC double door to front. Floor has unusual tiles with tiny seashells embedded, the mother of pearl giving it a glisten as the sun catches them. The granite fireplace has a 17th century fireback, and now has a new wood burning stove installed.
5 steps ascend to a pair of new bespoke carved oak doors which open up to the passageway leading to the bedrooms and bathroom.
There is a door leading to the kitchen and sous sol.
-----------
Kitchen: (5.85m x 2.09m) is a galley style completely refurbished with new units, numerous electrical power points for appliances. Plumbing for a dishwasher, also (bottled) gas connection point. Commercial Lacanche range oven subject to separate negotiation. Doors lead to lounge, sous sol and outside patio. Windows and exterior door UPVC double glazed.
---------
Bathroom: (3.08m x 2.47m) Large walk in shower unit with folding seat. Top quality thermostatically controlled mixer unit. Floor to ceiling storage cupboard with mirrored door. W.C and bidet, wash stand with cupboards and drawers below, large mirror and lights above.
---------
Master Bedroom: (4.49m x 4.62m) Largest of the bedrooms in use, (upstairs bedroom 5 being much larger). 2 opening windows giving wonderful views over the Morvan mountains. Original windows, 2 radiators. Wood parquet floor, telephone point (ADSL). Redecorated 2007.
-------
Bedroom 2: (3.67m x 3.65m) At the rear of the house. Double bedroom size with wash hand basin which is in a small area behind the entrance doorway. Has a radiator, wood parquet floor.
-------
Dining Room / Bedroom 3: (4.65m x 3.58m) This would be a single bedroom if used as such. We have it as our dining room. Original decor! Radiator, wood parquet floor.
-------
Upper Bedroom 4: (5.0m x 6.0m) Large double bedroom with tiled floor, velux window to front, small velux to rear. There is an "en suite" with W.C., bidet and washbasin off to one side which could be partitioned off, or made into full bathroom. Phone point. Doors to landing and also a store room on other side.
-------
Upper Lounge / Bedroom 5: (5.86m x 5.46m) Largest room and would take 2 double and 2 single beds at least! We use it as a louge and handicraft room. 2 windows to the East side with radiators below, one dormer window to the south (front of house). Access to chimney if required.
Storage areas built in on both sides under the eaves. Recently insulated. Power points and overhead lighting. New carpeted floor.
-------
Sous sol: This has a marble floor, shower tray with curtains, wash hand basin and toilet. The boiler for central heating and hot water is a De Dietrich installed in 2005. There is plumbing and power for clothes washer, dryer, freezers etc. Doors lead to Kitchen, Cave, outside and garage.
-------
The cave stretches from the front to the rear beneath the lounge and kitchen, has an arched roof - ideal cool store for lots of delicious Burgundy wine! There is a door to the front of the house as well as to the sous sol.
-------
To complete the house there is a garage (3.7m x 8.2m) which could hold 3 cars with a bit of juggling! A large workshop / storage / barn or what you will, which has a 5000 l oil storage tank for the central heating. Above this is more storage space with a door leading into another store or bedroom, adjacent to bedroom 4. These areas are not insulated or heated and ripe for conversion.
Outside the house is a Patio with power and lighting. A stone building affectionately called the "bread oven", which is ideal to store gardening tools.
There is a disused swimming pool / ornamental pond in need of repair, which is fed by rainwater from the roof. This was used by the previous owners until a red squirrel was found drowned in it!
At the East side of the house is an underground water storage of approx 15,000 l which is fed from a well and rainwater from the roof. This tank has a pump in the cave feeding 2 taps, one at the front and one at the rear to water the garden or pressure hose the car. We believe it was originally a village water point for the fire brigade! It could also be re-plumbed to service the toilets.
