Tincey is a quiet agricultural village set amidst the woods, hills and valleys of the Haute Saone in France Comte. There are numerous small villages within a very short distance and shops, doctor's surgery, bakery, pharmacy and small supermarket are only 1.5 kms away, as is a school. The village is visited by a baker's van almost every day, by a butcher's van twice a week, and a grocer's van once a week. All produce is of an extremely high standard. Tincey also has the River Gourgeonne running through it and is good for fishing. Indeed, the River Saone, the river in the village, and the small lake at Theuley -another small village - all have good fishing. The house dates from the end of the 18th century when vaulted cellars ceased to be constructed, to when the roof of the house and barn was raised to accommodate a first floor. The present roof is approximately 10 years old and in very good condition. Briefly, the accommodation comprises: 3 bedrooms, 2 bathrooms, kitchen, dining room, library, study, long lounge, office and large mezzanine/lounge area. In the wood store is a large hot water cylinder supplying all the hot water requirements for upstairs. From the front door stairs lead to the main bedroom which has double aspect windows and en-suite bathroom, both a very good size. The bathroom houses a corner bath, double shower, double sink, and at the entrance there is a small walk-in wardrobe. The landing has an airing cupboard and leads through to the rear double bedroom. From there is a small landing leading to a large bathroom with shower, double sink, toilet and cupboards. The landing houses a good sized linen rack and leads into a very large bedroom, which easily accommodates all bedroom furniture, together with two arm chairs. There is an office area on the mezzanine, together with access to the side of the house, and this could easily be divided to make two good-sized rooms. The remainder of the mezzanine area is planned to accommodate a lounge area, a games table, etc. This part of the mezzanine overlooks the lounge and brings us back downstairs. Except for the mezzanine and office space, the whole house has been renovated, the largest project being the barn conversion to a lounge. The house has been rewired. Attached to the house, and part of the main structure, is a one-bedroom apartment which needs complete renovation and would be ideal as a holiday let. The rooms have been used as a kitchen, lounge and one bedroom. There is space upstairs for conversion to shower room and toilet. Mains electric is connected. To the rear of the house is a useful barn, currently housing gardening tools and a workshop. At the back is a large garden with fruit trees and currant bushes, together with a small vegetable plot. To the front is a triangular plot with plenty of parking space for several cars. This is a family home in a quiet, peaceful location but with all amenities on the doorstep.
