House in need of renovation with lovely garden and view over the fields, at the end of a very small village. The property lies in a very rural and woodland area, in the region called "the Haute-Saône". The small village is called Mercey (community Gevigney and Mercey). This quiet village (about 100 inhabitants!) lies about 45 km East of Langres and 25 km South of Bourbonne-les-Bains. There are no local shops in the village, but just on a distance of 1 km lies Gevigney. Here you can find a bakery, a small grocery shop, a bar and a restaurant. At about 5 km lies Jussey, a village with shops, pubs, restaurants and a few shops with building-materials. The house is situated in a quiet dead end street a the end of the village. At the front side of the house, you look over a small park and a branche of the river (no risk of flooding). On the back side you have a clear view over the fields. The total plot is 643 m². Description of the property: You enter the house through the big gate (3.6 m wide and 3.4 m high, there is also a small door in this gate) of the big garage/barn at the front of the house (18 x 4.5 m). On the left side of the barn is the living area and to the right are the stables (12.5 x 3.15 m) and a small garage (5.3 x 3.2 m). The left part of the house (living area) is built in the year 1710. There is a kitchen (4.7 x 4.3 m) with simple sink, fireplace, concrete floor and a double glazed window. The ceiling is 2m15 high, but the beams are just 2 meters high. Behind the kitchen is a small room (4 x 4.15 m and under the beams just 1m85 high). In this room is a big fireplace, an old sinka and an ols bread oven. Behind this room is a barn/stable (7.5 x 4.5 m and again a low ceiling of 1.85 under the beams). Here is also a toilet, connected to the main sewage. Behind this barn is a verandah with windows all round. Here you can enjoy the nice garden even it is isn't such a nice weather outside. Here is also a door to the garden. Through a staircase in the big barn, you can go to upstairs to the big attic (about 18 x 12 m). here is a door to the bedroom (4.35 x 4.85 m) with a new window at the front. This house has a very nice garden (13.9 x 24 m) with lots of different trees (fruit trees like peach and plum and a magnolia), a small pond (you can also use it as a small swimming pool for the children) and a big volière. There are lots of nice places to put a table and some chairs and at the back you have a clear view over the fields. In general: The house has electricity and water and is connected to the main sewage, so you don't need a septic tank. There are new electric plugs, but the electricity in the house is a bit amateuristic. It does work, but in some places it should be better to redo it properly and more solid. There is a toilet that is connected to the main sewage through a kind of "shredder". This system is used often in France, this way, you can use a smaller tube to connect to the sewage. In the kitchen is a small sink with an electric boiler, there is no shower or bathroom. The roof is good, although it looks a bit untidy. Recently a builder has noticed that there are no problems with the roof. The whole beams-construction is in good condition (on the attic you can take a good look at the construction of the roof). The walls are also in good condition and the windows are almost all replaced by hard-wooden window frames. The nice things about this house are the quiet situation en the lovely garden. The living part of the house has a rather low ceiling, so it is maybe not really suitable for tall people. The big barn/garage is a lot higher. In this part of the property, the same as on the big attic, is enough space to create extra rooms or to realize other plans. The house has been used as a weekend home for French people, so you could live in it straight away, although the sanitary equipment is a bit basic.
