We have successfully rented our cottage to guests since 2000 following an extensive but sympathetic renovation; the 2010 season will be our TENTH YEAR renting through CHEZ NOUS. Over the years we have made various improvements, both for ourselves and in response to guest’s feedback.

The sun terrace has patio furniture with parasol, bench and BBQ, and enjoys full sun for most of the afternoon, becoming shadier towards aperitif time!
The cottage is ideal for two, with comfortable living area with wood burning stove and radio/CD player, well equiped kitchen area and modern shower room/WC.

The spacious bedroom has a large double bed and exposed roof beams. Double wardrobe, chest of drawers and bedside cabinet give plenty of room for storage! The room has two windows so is light and airy.

The property briefly comprises living room, kitchen, shower room, cellarandhuge master bedroom (27 square metres!) that could easily be returned to the original 2 bedrooms (owner can arrange this if neccessary).

The walled & fenced south facing sun terrasse isideal for enjoying aperitifs! The cottage has an unmistakably "french" feel, with exposed beams, blue shuttersandtraditional woodburning stove.

We have owned the cottage since 2000, when we fully renovated the cottage including new roof, wiring and plumbing. The cottage is small enough to be maintained easily,but large enough to make a comfortable base in this sought after and beautifulcorner of the Languedoc.

We have used the cottage for our holidays and also have successfully rented it as a gite for short term rentals for ALMOST 10 YEARS. We are well established in Chez Nous, and as such are trusted by repeat and new renters alike. If you chose to continue renting, you can EXPECT 20+ WEEKS rental per year, generating income to easily cover the costs of ownership and more!

We now live locally, so can offer a management facility if you are based outside France (changeovers, cleaning, maintenance etc). This will be by separate arrangement to the sale.

Parking

“Les Tournesols” is located in the centre of the village close to the fortified church, and can be accessed by car for ease of loading/unloading. However as the road is a single track cul-de-sac (built before the car!) you will need to park in the church square (just 20 yards away).

Getting Here By Air…

...is very easy! The area is served by many airports from the UK. The closest is Carcassonne (25mins) followed by Toulouse (1hr 15mins), Perpignan (1hr 30mins), Montpellier (1hr 45 mins), Nimes (2 hrs 15 mins), Rodez (3 hrs).

Getting Here By Car…

From the A61 Autoroute, leave at junction 22 (Bram). Then follow the D4 through Fanjeux. Just after leaving the town, take a left turn on the D102 towards Belveze. After a few miles you pass the hamlet of La Courtete and shortly after the road bears left at a crossroads (although it is still the D102). After half a mile turn right into the village.
