Our Southern French home is in the lovely village of Siran, surrounded by vineyards and sitting at the foot of the Black mountains in one of the most desirable villages in the Minervois.


The house is on the corner of two streets in the old village of Siran, close to the Bakers, the Bar/Café, the village general store, post office and restaurants. Our house is deceptive from the outside as it contains a dinning/living room, large kitchen, 2 bathrooms 3 double bedrooms and a 4th bedroom/study a huge converted 2nd living room in the Attic, a large Courtyard with 2 terraces and a small stable building. You can move into the house immediately and enjoy village life in the Languedoc.


The total internal livable surface area is 170 m2 and a courtyard of over 42 m2. You enter the house into the living room/dinning room area ( 19 m)  and are immediately greeted by the large wood burning stove and the dinning table that easily seats 6 people.


The Kitchen ( 22m2)  is an extension of the dinning area forming a L shape. This lets on to the large Hallway ( 12.6 m2), with a separate Pantry and leads to the 2nd bathroom (7m2) with a shower, toilet and hand washbasin. At one end of the 2nd Bathroom is a large walk in Storeroom (3.25m2). All of the ground floor is fully tiled. 


The tiled, Spanish style, traditional stairs lead to the landing and to the front Double Bedroom 1 (14m2), with attached walk in Dressing Room (4.3m2), and double windows to the front of the house. The middle Bedroom 2 (7.6m2) leads of the Hallway and has double windows opening to the side of the house. Directly across the Hallway is the Master Bathroom (7.8m2), with a large walk-in Shower, hand wash basin and toilet.


At the end of the corridor is the Bedroom 3 (11.5m2), with double windows and a walk in closet (1.8m2). The 4th Bedroom/Study (9.5m2) leads off the 3rd Bedroom and has a walk in closet (1.5m2). The whole of the first floor is tiled in traditional local tiles including hand made Terracotta. 


A door in the 4th Bedroom/Study leads to the Courtyard (42m2) and gives directly onto the ‘Pasarelle’ leading to the Terrace. The large Terrace (17m2) is tiled with the walls in exposed stonework and waist high front wall for complete privacy. It has an electric light, an electricity point, a plumbed sink and a barbeque. The Courtyard is South facing and gets sun from morning to evening in the summer. 


Stairs lead from the Pasarelle to the lower tiled and shaded Terrace (15m2) this is a great relief in the heat of a Southern French summer. The main Terrace is built on the first floor of an old stable building at the back of the courtyard and the existing ground floor of the Stable (17m2) has a earth floor and the original Byre for the livestock. A wide passage way leads under the house to double doors which lead out onto the street and provides great dry storage for the wood for the wood burning stove. 


Back inside again and at the top of first floor stairs, a second traditional tiled stairway leads to a light well with Velux window that helps to illuminate the landing and stairs with natural light, leads to the large converted Attic, with a lovely 2nd Lounge/Living Room (46m2). This converted Grenier had exposed beams, a laminate floor and two large South facing Velux windows and a further small skylight. 


The house had been rewired and has ample hot water. Heating is by the large 10 Kw wood burning stove and individual electric radiators. Cooking is bottled gas (there is no mains gas in most of the villages)
