Description

In the hills of the Corbières, amongst vineyards and almond trees, only half an hour from the Mediterranean beaches, you will find this recently renovated stone-built village house which has been turned into a fully functioning, rustic, contemporary home with private patio, suitable for all year round living, or as a holiday home.

Lay-out:
The house comprises a living space of 65m², consisting of a living room with terrace doors opening on to a patio, with a dining area leading to an open kitchen on the ground floor. On the first floor, there is a main bedroom with views overlooking the gardens of the local ‘wine-château’, a hallway and a bathroom with bath, shower, wash basin and wc. The second floor consists of a mezzanine bedroom. The patio has a raised terrace and a storage space for bikes.

Contents:
The house is fully equipped and ready to be lived in. It has been completely restored, both inside and outside: the roof, the façade (outside walls), floors, interior walls, windows, doors, new electrics and plumbing. It is well insulated and has double-glazed wooden doors and windows. Comfortable heat, perhaps only required in late autumn, or winter, is provided by a wood burning stove, situated in the corner of the living room, to supplement the electric radiators. The kitchen is equipped with a gas hob, electric oven, fridge-freezer, double sink and fitted cupboards. With exposed original beams in each room, the house has kept its inherent charm, being that of a rustic period Languedoc village house.

Location and surroundings:
Located on the edge of the picturesque village of Camplong, with awesome views of the Alaric mountains, in a street devoid of traffic, it is indeed a lovely quiet corner. Wander from the house into endless vineyards. Geographically, it is situated in the Corbières region of the Languedoc-Rousillon, in southern France, midway between the historic cities of Carcassonne and Narbonne. The village has a town hall, primary school, post office, grocery shop (with daily fresh bread), a café, an open air swimming pool, a tennis court, restaurant and an authentic amphitheatre, still in use. Camplong is a lively village, which is known within the area for its live music, dance and theatre plays, performed in the streets and the theatre. It is a superb base for exploration of the Corbieres: the nearby beautiful river Orbieu, with its waterfalls and swimming facilities, the Cathar castles, the historic village of Lagrasse and the Fontfroide Abbey. The motorway is only 7 minutes away, giving speedy access to Carcassonne, Narbonne, Toulouse, and Spain.

Lezignan (7 mins.) : supermarkets, shops, restaurants, market
Narbonne (25 mins.) : Roman city, cathedral, theatre, cinemas, museums, shops, markets, etc.
