Built as a stronghold, it stands in a commanding position with an outlook down three valleys. Now it is a place of tranquillity, there is not another house that can see it or can be seen from it. Yet, because of the contours of the land, the village of St. Julia de Bec is only 1 km. away and the town of Quillan is 8 km. or a 15 minute drive. The property occupies a dominant position, facing South and set into the side of the valley; it is built on three floors, each one having its own ground level entrance. Although many of the walls are insulated, their width of 50 cm. to 90 cm. means that it is hardly needed. The ground floor is solid concrete and covered with either tiles, parquet or carpet. The upper floors are either timber boards or parquet and the stairs are a mixture of timber and tiles. The roofs are tiled, have non ferrous flashings and are well insulated. The structure is in a good state of repair, having been progressively refurbished over the last twenty years. The property comprises: Ground Floor – Living Room (South-facing with doors to terrace) beamed fireplace with wood burning stove; Kitchen with range of wall & base units and 1.5 sink unit, gas/elec hob, elec oven, microwave, dish washer, fridge/freezer recess, corner oak benches and table, tiled floor; Dining Room with oak parquet floor; Office with carpeted floor. First Floor – Doors from parking and garage to Lobby with tiled floor; Hall with doors to balcony, parquet floor; WC; Bedroom 2 with shower en-suite; Bedroom 8; Bedroom 1 with two built in wardrobes with hanging rails/shelves/drawers, carpeted floor and en-suite with bath & shower, double basin, WC, bidet, tiled floor. Second Floor – Drawing Room with double doors to ground level, carved stone fireplace, parquet floor, high beamed ceiling; Landing (with linen cupboard); WC with basin; Bedroom 3 with carpeted floor and shower en-suite; Bedroom 4 including basin; Lobby/Hall off Landing with laminate floor leading to Bedroom 7 featuring laminate floor; Bedroom 5 with full length double windows, laminate floor and walk in shower en-suite. Also on the second floor but reached by an external wrought iron staircase is Bedroom 6 with laminate floor and en-suite featuring bath with shower. OUTSIDE: Store room adjacent to the kitchen with plumbing for washing machine, points for freezers & fridges, pool controls etc. Store room beneath the en-suite bathroom to first floor bedroom 1, featuring a basin and WC. Wood Store Large garage at first floor level off the parking area and beneath the Salon, up and over door, window to East, plumbing for washing machine, electricity fuse boards, water meters, work bench, concrete floor 9,8m x 8,8m (86,2m²). THE GARDEN area about 1 ha. or 2 acres The “park” is fully fenced, the house stands towards its centre and there is vehicular access to all three levels. The grounds include: mature evergreen and deciduous trees, shrubs, flower beds, a tarmac parking area and pave terrace running the length of the house of about 140m² with BBQ & loggia. Swimming pool (9.0m x 4.7m) with roman steps, terracing and sun bathing lawn. Barn/Hangar 25,0m x 10,0m concrete floor, mains electricity and water. THE LAND area of about 61 ha. (150 acres) nearly all in a ring fence The domaine extends from West to East for about 1,6 km. along the path of two streams which join below the house. One stream has a frontage of about 1,4 km. which is partially double banked and the other about 600m. Access from the village of Saint Julia de Bec to the house is over a tarmac road. Stoned tracks give access to the rest of the land. The road and tracks are maintained by the communes. There are ten fields suitable for grazing by cattle and horses which total about 30,5 ha. Eight of the fields of about 19,5 ha. can be mown for hay or cultivated, the remaining 10,5 ha. is only suitable for grazing. Livestock can drink directly from the streams in all but four of the fields, to which water has to be carried by tank trailer. In recent years the fields have supported four horses and twelve beef cattle. The remainder of the land, about 30,5 ha. is naturally regenerated green holm oak, deciduous oak and conifers. The Domaine lies in the Hautes Vallees de L’Aude which is centred on Quillan, a town of about 3,500 inhabitants. It was formerly renowned for hat making then the production of Formica, but now it is a cultural, sporting and recreational centre. The town has benefited from National and E.U. aid in respect of its infrastructure and amenities. Throughout the year there are sporting and cultural events including a motor racing hill climb, boules tournament, international cycling race, canoeing competitions & white water rafting on the fast flowing river Aude, international folk dancing festival and numerous concerts of all genres of music. There are over ten ski stations within a 45 to 90 min. drive; the Mediterranean beaches and Spanish border are also about 90 min. away. Nearer at hand are numerous lakes that offer water sports and swimming. The area is also known as the Pays Cathare and contains a large number of not only stone chteau perched on rocky peaks but magnificent mediaeval cities including the world famous one at Carcassonne.
