The property has been completely refurbished. All electricity and plumbing is new. All appliances are new ie kitchen, water heater, radiators , bathrooms etc. Where appropriate, doors have been replaces with new oak or beech hardwoods. Some of the old doors have been retained for character where possible. The garage door is operated by remote control. Front and rear house doors are new. French doors to the terraces and some other windows are new double glazed and the roof has a modern 17 layer insulation. There is a new log burning stove in the lounge. The house has thick stone walls and tends to stay warm in the winter and cool in the summer.

Appart from the refurbished rooms decribed, under the garage is around 60 m² of stone walled partially developed space with concrete floors and double glazed windows at the rear. It is accessed from the lower ground flood, but it would be fairly simple to put in an access from the garage above.

We have an architects survey for the house from prior to the renovation showing it to be of sound construction. The tax fonciere is 828 euros. The beaches are 37 Km away and the airport at Perpignan 44 Km. Girona is a little further, about 1 hour. The area has many sporting facilities with a riding stable in the village of Palada and a small golf course in Amelie les bains and 18 hole a short drive away. The village has its own school and Amelie has all the facilities you would expect from a French town with its own Football & Rugby pitch, open swimming pool, restaurants, bars, shops etc. Amelie has a thriving termal spa tourist industry which I beleive is expanding.
