This delightful three bedroom property with pool and extensive grounds is in a truly unique rural situation on the Spanish border.  It is reasonably high in the Alberes hills (Pyrenees) close to the hamlet of Las Illas south of Perpignan, 10kms from Maureillas Las Illas and 40 minutes from the Mediterranean.  It covets a hillside position with beautiful views of surrounding mountains.  The area is very quiet and peaceful, yet Perpignan and its airport are only 40 minutes away.  Girona (Ryanair hub) is 50 minutes.  The Roussillon area boasts a 300 days per year sunshine record.

The living rooms are on the top floor with access from the large lounge/dining room (with wood burner) to a superb sunroom/veranda taking in the full view to the south west and is fully useable all year round.  The kitchen and adjacent utility room have been fully re-fitted in 2007.

The bedrooms are on the lower level but also benefit from the view.  Two have French doors opening onto a large terrace a great convenience for accessing the pool.  There is a fully modernised bathroom with toilet and shower.

The property has a beautifully positioned 8m x 4m swimming pool, recently fully refurbished.  It is set into the hillside, sunny but with trees around, and is totally private.  The pool can be filled from the stream below.

There is mains water and drainage, electricity and gas from a tank.  The latter supplies a gas boiler for hot water and radiators.  The house is fully double glazed with recently installed UPVC units.

The extensive grounds, attractively strewn in places with large boulders, surround the house on all sides affording total privacy and seclusion.  Parts are densely wooded, eg down to the stream while others are open and grassed.  There are fruit trees and a small vegetable plot on the level land behind the house from where there are delightfully quiet 10 minute walks in the countryside to a virtually unused/unknown border crossing to Spain.  Thus it is just a 20 minute drive on a near deserted road to La Jonquera in Spain for cheaper fuel, alcohol and tobacco!  It is a 15/20 minute drive in France down to Maureillas Las Illas.  Perpignan and Girona airports are reached in 40 and 50 minutes respectively. 

The whole package is absolutely delightful and gives those that seek it, a tranquil and very quiet rural environment, but with quick access to shopping airports and autoroutes.
