Description

  • Fantastic investment opportunity in this beautiful, unspoilt area!

  • One completely renovated family home – ready to move into

  • PLUS

  • One linked adjacent home 95% ready to either rent or use as guest annex – you could even “knock” the two properties into one HUGE house if that suited your requirements.

  • Good sized enclosed garden to the rear, plus a further 2,750m2

  • Land immediately adjacent, providing an excellent opportunity for self-sufficiency/smallholding

  • Off street parking for two cars.

A superb opportunity that is too good to miss in this incredibly lovely area.  This linked property consists of two properties each of which has the benefit of BRAND NEW MAINS GAS CENTRAL HEATING; MAINS DRAINAGE and NEW ELECTRICAL WIRING THROUGHOUT!

These properties have so much potential and could be used by: two families wishing to work together to 'live the good life'; a family wishing to live in one house and let the other one for income (there is a large agricultural college nearby which is always has demand for accommodation to rent); an extended family needing a choice of self contained accommodation.

Property 1:- Boasts two good sized bedrooms and a fully fitted new kitchen/bathroom.  It is ready to move into, has a wonderful light and airy feel to it and is directly opposite a quiet park.  Economical to run – warm in the winter – yet cool in the long hot summers, this house was occupied by the current owner for two years and has been decorated throughout.

The accommodation consists briefly of:

Fully Fitted Kitchen (new base and wall units providing plenty of storage). 2.1 x 4.6 metres with a washable PVC floor covering, the purchase price will also include a gas cooker, washing machine and fridge/freezer. This room has a sunny outlook to the front of the property.

Lounge/Sitting Room (with useful built-in corner cupboard). 3.1 x 4.6 metres with a newly fitted laminate floor covering.  Again a sunny outlook to the front of the property.

Dining Room/Office (with large alcove containing newly fitted toilet and hand basin). 3.75 x 2.26 metres with a newly fitted laminate floor covering.  Pleasant private views to the rear of the property (which gets the sun in the afternoon).

Small Lobby With Main Entrance

Wonderful polished oak original curved staircase leading to first floor landing. NB. All of the rooms with the exception of the bathroom have been left with original floorboards to give the new owner the choice of choosing the ‘natural wood’ look or carpeting throughout.

Bedroom 2. 2.95 x 4.15 metres.  This room has pleasant private views over the rear of the property and comes equipped with the following ‘period’ pieces of furniture – armoire, double bed, bedside table and dressing table.  There is also a large ‘built in’ storage cupboard over the stairs.

Upstairs Landing. Lovely sunny ‘L-shaped’ landing area with plenty of room for more storage cupboards; maybe a  home office or even more seating.

Bathroom (newly fitted suite). Comprising bath with shower over, WC and wash basin.  The floor and walls have also been tiled.

Bedroom 1. 3.8 x 3.3 metres.  Once again this room benefits from a sunny outlook to the front of the property and comes complete with the following period pieces of furniture – armoire, double bed and bedside cabinets.

                                           ********************************

Property 2:- Is once again a good size two bedroom property which has been largely renovated (estimate 95% complete).  It has a new kitchen and bathroom and really just needs those small ‘finishing touches’ to complete.  It would easily be possible to create an upstairs access to the adjoining house if required.

The accommodation briefly consists of:

Fully fitted kitchen (new base and wall units giving plenty of storage). 3.6 x 3.2 metres.  This room has a concrete floor with lovely views to the rear of the property. There is also an ideal space for a 'window seat' and table.

Lounge/Sitting Room with a concrete floor in good solid condition. 3.9 x 3.7 metres this room has a nice sunny outlook to the front of the property.

Original Oak Staircase which divides into two to access the upstairs of the front and the rear of the house.

Bedroom 1. 5.1 x 4.0 metres with wooden floorboards, this room faces the front of the property and could easily be used either as a bedroom or a superbly sized living area.

Shower Room. 2.5 x 1.4 metres with wooden floorboards containing newly fitted shower cubicle, W.C and hand basin.  This room is accessible from the from the front room and landing at the rear.

Upstairs Landing. As with Property 1 this house benefits from a good sized landing which could easily accommodate a small office or additional storage/seating.

Bedroom 2. 3.1 x 4.1 metres with wooden floorboards this room faces the front of the property.

Only Negative. The property does require some superficial work to the outside rendering (caused by frost damage).  This is not structural and could be carried out either by a competent DIY’er or one of the many local tradesmen (French & English). I have had an estimate for this work and it would be approximately €4000.

To End With Some Positive ‘Insider Knowledge. It has just been announced that, because of it’s 'outstanding natural beauty’ the whole of the Creuse area is going to be turned into the French equivalent of a ‘National Park’.  This will undoubtedly have a positive effect on property prices in the future making NOW the ideal time to buy!!

The Area… Situated right in the heart of the thriving little town of Lavaveix les Mines, this is a unique opportunity to invest in a pair of renovated town houses with substantial outbuildings and good sized gardens (plus adjacent land), all offering great potential.

Lavaveix les Mines is currently undergoing something of a resurgence and already has a small, established, ex-pat community (large enough to not feel isolated yet small enough to integrate well with local residents – who incidentally are very friendly towards the British!).

With work already well in progress on upgrading the roads; street lighting and pavements anyone moving to this charming little town will certainly reap the benefits of the Mayor’s spending spree over the next few years!

Local shops include two small supermarkets; a tabac; two excellent bakers; petrol station; excellent ironmongers/DIY store; post office; electrical shop; excellent English speaking chemist and a bank (10mins drive away).  Lavaveix has a good combined primary and junior school, while secondary schooling is catered for in the nearby town of Chenerailles (10mins away) or Aubusson (20mins away).

The town itself is ideally positioned for all of the major towns in the Creuse region with regular bus services between all of them.  The main regional towns include:

Limoges (90mins)… A wonderful city with great shopping and of huge cultural interest. The international airport has just been fully modernised and offers rock bottom budget flights on a daily basis to all UK and European destinations – simply go to Google (or similar) and type in ‘cheap flights Limoges’ for details.

Gueret (30mins)… The commercial centre for the region, Gueret once again offers good shopping (several large supermarkets including a huge Carrefour).  It also houses all of the regional government offices who offer friendly advice, often in English, to people settling in the area.

Aubusson (20mins)… What can you say about wonderful Aubusson!!  With the majestic river Creuse running right through its centre this medieval town is a veritable feast for the senses yet it is largely undiscovered by tourism.  Famed as the world centre for tapestry the town boasts some fine museums and private collections.

Clermont Ferrand (60mins)… Another wonderful city with excellent shopping facilities and a superb historic heart.  Clermont also has the region’s second International airport with budget flights available to all UK and European destinations – simply go to Google (or similar) and type in ‘cheap flights Clermont Ferrand’ for details.

Ahun (10mins)… A pretty little town with a bank and very good supermarket.  Ahun also boasts a number of good, and cheap, places to eat.

All Around You!! The entire area around Lavaveix is ancient countryside (the French actually refer to is as the ‘lake district’ due to the number of lakes in the region).  The river that gives the area its name ‘Creuse’ runs just 5 minutes away from the town and offers excellent fishing.  There are numerous excellent walks on the doorstep and it’s the exception, rather than the rule, to meet anyone else while rambling through the wonderful countryside which is all around!
