GENERAL INFORMATION The house is set in a 1.7 hectare (4.2 acre) garden at the end of a cul-de-sac country lane, which crosses the river over a 12th century bridge, with a .58 hectare wood the other side of the sentier pedestre, (so there is a plentiful supply of wood for the winter). It is very peaceful and tranquil with lovely views of the bridge and the river, which flows along the south boundary of the garden. We have this year started a meadow area to encourage butterflies and wildlife, which has been a great success. Fishermen come to the bridge area, and occasionally along the opposite bank, which all adds to the ambience. Each year, on the 14th July, the Bellac Concourse de Pêche is held just outside our gates, and we have always been invited to the “vin d’honneur” afterwards, which is great fun. Fishing licence is available from various shops. Bricomarché being one. Price according to type of licence required. The evening rise of the fish is very active. St.Ouen is quite an active village. There is an annual ”grillade” with BBQ, bar and dancing. Also an annual cabaret performed by members of St. Ouen and the neighbouring village of La Croix-sur-Gartempe. (We did an act last year, which was warmly appreciated!).There are Keep Fit classes during the winter, and village walks in the summer. Pétanque once a week in the village. The news bulletin published annually gives a good idea of what goes on all the year round. The villagers (except one lady) speak very little English, but it hasn’t stopped them being very friendly. There are two English families living full-time (one farming and the other retired) in St. Ouen, and another family who intend to move out here full-time quite soon. Restaurants, cafés and B&B’s abound in the area. Nearest supermarkets are 1½ miles away on the nearside outskirts of Bellac. Reasonable shops in Bellac, with a Saturday market. There is an “evening market” in Le Dorat every 2 weeks on Thursday evenings in the summer. Buy your own food and have it cooked on the BBQ. Wine, cheese, bread, salad and chips all available! Eat from trestle tables in the square outside the church with about 500 other people, with entertainment thrown in: bands, choirs, dancing displays, accordion etc. Various artisans sell wares other than food as well. All adds to the joie de vivre. The Gartempe is a quiet river… just our canoe, an electric boat now and then, and occasional other canoeists. There is a weir at L’Age Barrière, about ¾ mile up-river, and one about 1 mile down-river. Nearest airport is Limoges, about 40 minutes drive away, served by airlines from various British airports. Railway line from Limoges to Poitiers stops at Bellac and Le Dorat, and connects to the TGV network at Poitiers. We always drive our car from England as we only use the house as a holiday home, although it is fully kitted out for winter living, but taxis are available, with hire cars at Limoges Airport. The garden, which is over 90% grassland (easy to care for with the ride-on mower and hay cutter), gives a wonderful feeling of space There is well water (which is drinkable) which we use for some garden watering. The principal water supply is on mains. We emptied the fosse septique (septic tank), after we moved in. It was inspected and approved by the authorities last year. The pool was finished in 2007. It has a JEP automatic chemical control, and a heat pump, thermostatically controlled, supplied by Isotropic. It also has a contra-nage (for swimming longer distances!), and underwater light .The property is well maintained, and in excellent order throughout. Both fridge/freezers, washing machine, most of the furniture and rugs, together with garden machinery are available for sale. Fitted carpets and curtains are included in the sale. - Habitable area ca.180sq m - Good security.
