The chalets on this development are sold within a leaseback scheme which gives an investor the peace of mind of a guaranteed rental income combined with private use if they so wish.
The French leaseback scheme is one which has been in existence for 30 years and was set up by the national government to encourage private investment in holiday accommodation. Under this scheme the investor buys the freehold of the accommodation and leases it back to the management company for an initial 9 year, renewable term with a guaranteed rental return. As an incentive to investors the Government repays the 19.6% VAT charged on the initial purchase resulting in a substantial rebate on the price. In addition to this the local government of the Moselle have agreed to pay development grants of around 8% of the net prices. The combined effect of these two features gives a significant discount on the real value of the property and adds significantly to the likely capital gain from the long term ownership of these properties.
This particular location is ideally placed to attract holidaymakers from nearby population centres not only in France but in adjacent areas of Germany, Belgium and Luxembourg. Sarrebourg itself will have a direct TGV train link with Paris by mid 2007.

There are three ranges of Chalets, “VIP,” “Premier” and “Comfort” reflecting differences in specification and furnishing and therefore price. The sizes range from the smallest two bedroom ones of 52m2 interior living space going up to the largest 4 bedroom ones of 91m2.
With no private use the guaranteed rental return is 4.5% of the ex-VAT and grant price. Up to two weeks private use in the high season can be built into the purchase in which case the rental return comes down to 3.5%. One week at an off-peak period would bring it down to 4.25% and there are other intermediate packages.
Chalets are secured by signing a reservation contract and paying a 5% deposit. These can be signed immediately with final sale contracts to be signed at the end of 2007. Completion of this impressive and very extensive complex is provisionally scheduled for 2009.
