Port en Bessin is a traditional Normandy town with a full range of shopping, leisure and other facilities. It has a weekly market with freshly caught seafood being a speciality.
The Omaha beach golf course on which the houses are being built, has three 9 hole courses any two of which can be combined to produce a variety of standards of challenge. Owners in this development are entitled to receive discounts on the green fees and other charges. The course itself overlooks and is just one kilometre from the centre of the town.
The Omaha D-Day landing beaches are in very close proximity as is the famous town of Bayeux at just 10 kms away. The ferry port at Caen/Ouistreham is a 45kms and Paris a two and a half hour drive to the East.

For those interested in a pure investment there is a guaranteed return of 3.75%. For those wishing to combine an investment with some private use there are 4 separate formulae allowing for 2,4,6 or 10 weeks of personal occupation at designated times of the year. In these cases the guaranteed return decreases to between 3.25% and 2.25%.

Prices for a 1-bedroom house range from 144,397€ to 164,298€.
For 2-bedroom house from 198,411€ to 235,786€
And for a 3-bedroom house from; 240,802€ to 305,100€
These prices are for the fully furnished leaseback options with the VAT refund having already been deducted.
For the purely private use option, 19.6% VAT needs to be added to the above figures. However in this case an owner is at liberty to furnish the property privately and if they do so the furnishing allowance of 10,500€, 12,000€ and 13,500€ respectively will be deducted, depending on the size of the house.
On top of all of these figures the sum of 4% needs to be added for the “Frais Notaires” which is the combined cost of legal fees and stamp duty.

An excellent opportunity to invest in the French property market which has seen average property price inflation of around 10% for the last three years. Coupled to this is a guaranteed rental income and very flexible arrangements for personal usage.
