Local description

Externally, this is a very pretty house indeed. The gardens are laid to lawn and extend to about 2500Sq.M. Although sloping, they are well kept and offer beautiful views across a pretty valley. There is an abundance of mature trees and shrubs in the grounds.

The house is of stone construction under a thatched roof and together with its well kept grounds it offers tranquil, ‘chocolate box’ beauty.

GROUND FLOOR
Starting from the LH end (if viewed from the front), the layout is as follows:
Two store rooms (one behind the other). Approx 2900mm wide.
An open fronted store area (full depth of property). Approx 4250mm wide.
A large living room (full depth of property). Approx 5150mm wide x 6025mm. In the living room is a small ‘corner’ kitchen. An area currently a ’music room’. Approx 2850mm wide x 4720mm deep.
Another reception room ’wraps around’ the back of the music room. The main element of this room, excluding the ’wrap round’ part is approximately 2290mm wide x 6025mm deep (the full depth of the property). Access to the 1st floor is via a pretty ancient staircase situated behind the ’music room’.

FIRST FLOOR
Again working from left-to-right:
Large bedroom over the living room.
Landing over the music room with staircase from ground floor and access to bathroom. Also wide ‘ladder’ type staircase accessing an open ’loft’ over.
Small bedroom to right of landing with bathroom behind. Access to HW cylinder in small cupboard in bedroom. Bathroom contains a full-size bath with flexible hand-held shower over; WC; hand basin and washing machine and spin drier.

TOP FLOOR
The ’ladder’ type staircase from the 1st floor accesses three main parts of the open ’loft’ area.
The centre area is what could be a landing whilst to the left (over the main bedroom beneath) is what is currently used as a bedroom area as it contains a double bed.
To the right of the landing is another ‘bedroom’ area which contains two bunk beds. This smaller bedroom area has a window giving light onto the whole of the loft area.
Access via low door is available from the double ‘bedroom’ area of the loft to a large Grenier over the open store. The thatched roof is supported by wooden beams.
