La Mancelliere is a beautifully restored 17th century farmhouse, with adjoining cottage and villa, set in the heart of the rolling Normandy countryside. However, the village of Buais is just a 5 minute walk, with its bakery, butchers/grocers, bar/tabac, excellent restaurant and hair salon. The lively market town of St Hilaire de Harcouet, with further shops, supermarkets and swimming complex is located just 11 kms from the property.

The major sights and resorts of Normandy and Brittany, including Mont Saint-Michel, St Malo, Dinard, Rennes and Granville are all within an hour's drive. The historic towns of Domfront, Avranches and Fougeres and the waterfalls of Mortain are even closer. There are also good travel links with the UK, with Ferry Ports at St Malo and Caen (1 hour), Cherbourg and Le Havre (2 hours) and daily flights to several destinations in the UK from Dinard airport (1 hour).

The buildings are constructed of local stone under slate roofs and have been renovated to a very high standard. The properties have retained a wealth of original features, including wood burning stoves, stone walls and solid oak doors (in the farmhouse and cottage), exposed beams throughout and walnut flooring on the first floor. They are fully insulated, with gas central heating from a newly installed boiler.

La Mancelliere is situated at the end of a no-through road in a traffic free rural environment and is surrounded by mature hedging. The land extends to about 8000m2 of gardens containing many well established fruit trees, shrubs, flowers and vegetable plot, with open views over farmland. Immediately outside the front door is a large gravelled parking area leading to the garden on three sides, with extensive lawned areas. There is also a very large paddock, currently being used to accommodate the owner’s sheep.

By the parking area, there is a stone garage (for 1 car) and further outbuilding for storage. There is also a stone barn (with no roof), which the owner has received planning permission to convert into a 3 bedroom, 2 bathroom house, with architect’s plans.

The current owners operated the property as a gites business (see below for full details) living in the villa with their 2 children and renting out the farmhouse and cottage. Having now moved to the south of France, they are also now renting out the villa. Alternatively, it could be run as bed and breakfast, or simply a large home, with annexes for family and friends or business.

The gites business

The gites business has been highly successful with a substantial rental income. It was established 15 years ago and, when the current owners took over in 2003, it is registered in France and there are audited accounts for the last 3 years.

Gross revenue for 2006 was 37,500€, based on rentals for the farmhouse and cottage (sleeping 18) and the increase in profits has been around 20% per year. The season for 2007 is full, reflecting a thriving business and revenues are set to increase further, with rentals on all 3 properties (sleeping 22).

Should the new owners decide to continue to run La Mancelliere as a business, they can purchase (by separate negotiation) the furnishings, advertising through various companies, brochures and owner’s website, together with financial details and goodwill. There are also tools and equipment for maintenance of the gardens and a host of outdoor items (e.g. bikes, barbecues, tables and chairs, games), to ensure a seamless transfer of the business.

The farmhouse
