Vendor’s description
The property comprises a stone-built "longère", with a slate roof, 2 stone and slate outbuildings with a gravelled drive and parking areas. There are 5806 m2 (1.44acres) of land, mostly laid to grass. Set in a hamlet of about 9 houses, situated in the beautiful valley of the River Sée, where salmon come to spawn. Most of the neighbouring properties are hidden from view because of the local topography, but nonetheless, we have wonderful views of fields and wooded hillsides. This is a quiet and peaceful area and the night skies are spectacular.
Sourdeval, about 4kms away, offers many shops, including 2 supermarkets and other amenities, such as banks and schools with a market every Tuesday. Vire, about 15 minutes' drive away, has a wider selection of shops, bars and restaurants, as well as the SNCF station with trains to Paris. Mont St Michel is about 45 minutes' drive, Rennes and Dinard airports are about 90 minutes away and the ferry port of Caen Ouistreham is just over an hour away.
The house is surrounded by its own land, which is mostly fenced, with mixed hedges on every boundary. One of the outbuildings is a working bread oven, with 2 windows, a staircase and upstairs storage. The other building is currently used as a wood store. The front gardens are ornamental and include trees, shrubs, bulbs and various herbaceous plants. To the side of the house is a large parking area (3 or 4 cars) and at the back is a well-stocked organic fruit and vegetable area, interspersed with flowers. Red squirrels and hares are often seen in the garden and there is a great variety of bird life. Nearby there are many traffic-free walks, some built on old railway lines and we are fortunate to have many excellent restaurants close by, golf and riding are also available nearby.
Downstairs there is an elegant sitting room with beams, a tiled floor, wood-burning stove and a large radiator (electric heating). Next door is a staircase to the first floor and a bathroom, with a bath, shower over with a glass screen, a WC and large wash basin with cupboards under. Across the corridor is the dining room, again with beams, a radiator and a tiled floor with double doors to the front facade. Leading from the dining room is the recently fitted kitchen, with a tiled floor, white units, black worktops, stainless steel appliances and double doors to the front. Also downstairs is a guest bedroom with independent outside access, a storeroom and a large garage.
Upstairs is the master bedroom, with exposed beams and 2 triple door fitted wardrobes with oak doors, also an en-suite shower room with WC and wash-basin. On the landing is a WC and wash-basin, an office area and 2 further double bedrooms.
A 3000L"fosse toutes eaux" (private sewage disposal system) was installed in 2007/8 and all the recently fitted hard-wood doors and windows are double-glazed, most with roll-down shutters. All renovations have been approved by the relevant authorities and, in all, the house has 195 square metres of floor-space, excluding the outbuildings, which together measure 23.91 square metres. The property has mains electricity, mains water, private sewage, telephone and satellite TV.
Taxe d'habitation 2009 = € 445 (includes TV licence)
Taxe foncière 2010 = € 454
House Insurance 2010/11 = € 231 (contents and buildings)
