Les Vergées: The Current Picture

This lovely granite building (built 1850) has the potential to become a beautiful Grand Maison of up to 340 m2.  Health issues cause us to put our dream on the market.  Originally a school house, the Mairie of St. Vigor des Monts converted the building into two rental properties, a one bedroom gite (on the left of the first photo) and a larger 4 bedroom property which forms the main part of the building.  A large girl’s classroom (on the right of the photo and built 1903) stands vacant and was to become our kitchen and dining room.  There is also a loft, suitable for conversion.


 Both sections of this property were being rented out by the Mairie prior to our purchasing it.


 The building is situated  500 meters from the tiny village of St. Vigor des Monts on approximately 3/4 acres of land and enjoys superb 360 degree countryside vista.  Although being quite rural and quiet, the house is only 6 kilometres from the A-84 and about 15 minutes from Villedieu les Poelles.  It is approximately 45 minutes from Caen and another 10 minutes to the ferry, while Dinard/St. Malo are just over an hour's drive for their ferry and airport services.  Attractions such as Mont St. Michel, D-Day Beaches, Bayeux Tapestry, etc. are all about an hour's drive or less.  Our favourite golf course near Vire is 15 kilometres away.


 The property has an attached annex, 6 x 20 meters.  The thick granite walls and roof of the school house are sound (the roof being renewed by the commune) and therefore it is primarily an internal renovation project.  The property also has two outbuildings which are water tight and suitable for storage, workshops, extra garaging or whatever.


 Future Possibilities


 We have obtained planning permission for the property based on the internal renovation plans.  The artificially created ‘architectural photos’ illustrate the plans we have developed with our interior architect.


 We are now living in the one bedroom gite and it would be quite suitable for housing someone who, like us, was planning to do much of the renovation themselves.


 The architect's ground floor layouts for the renovation show a kitchen/dining room/sitting area (75 m2), a living room (42 m2), study (28 m2) with main entrance, cloakroom and two toilets.  The attached gite would be converted into a smaller ensuite 'hotel room' with kitchenette and bathroom with shower.


 The first floor plans are to reduce the bedrooms to 3 in number, all ensuite, with a large master bedroom and two good size guest bedrooms.   The first floor plans also feature a large dressing room, a laundry room plus a landing with seating area.


 The loft area has solid wood floors and has plans for two mirror image ensuite bedrooms with small balconies overlooking a stunning vista.  There is also an attached annex with plans to convert it into a utility room, toilet, winter-garden/cave and double garage with workshop.
