Description

A lovely property consisting of a restored 4 bedroom house, newly converted 3 bedroom gite, 2.64 hectares of grassland some with planning permission and a small fishing lake.
The property is situated on the edge of a very small village in a very private situation approached along a lane which ends just after the property. An idyllic tranquil spot. Just 4kms away however is the picturesque market town of Domfront which has a full range of shops and other facilities.
The ferry port of Caen/Ouistreham is 100kms away and those of Cherbourg and Le Havre 160kms. The airport at Dinard with its daily flights to Stansted, Bristol and East Midlands is 120kms.

The House: This is an old farmhouse restored by the current British owners and equipped with a wood-burning stove and electric heaters in each room. The accommodation consists of, on the ground floor;
Farmhouse kitchen/dining room (26m2) with open fireplace and door to terrace.
Lounge area just off the kitchen ( 12m2)
Sitting room (16m2)
2 Shower rooms and 2 separate w/cs.
Hallway.
On the first floor are a landing with;
4 bedrooms (28, 15, 11 and 9m2) each with sloping ceilings and velux windows.

The Gite. This was converted from an old barn in 2006 and consists of, on the ground floor;
A large, bright and airy open plan kitchen, dining/living area of 60m2 on the ground floor. This has patio doors at on end opening onto a private terrace.
The kitchen is fully fitted with double sinks, oven, hob dishwasher, washing-up machine and fridge freezer.
Cloakroom with w/c and basin.
On the first floor are a landing leading off from which are
3 bedrooms (21, 11 and 13m2)
Large shower room with w/c and basin.
Both the Gite and House have their own independent septic tanks.

Contents
All the furniture, fixtures and fittings in both are included in the asking price meaning they can be moved into or let out from the date of purchase.
The current owners have done a very limited amount of letting but when they do the charges for each house were £300/£400/£500 and £600 per week in the low/mid/high and peak seasons.

The land.
This consists of a number of grassy areas around the houses and two large fields extending in front of and behind the buildings.
Planning permission was granted for the construction of two further houses on the field adjacent to the rest of the village. This has lapsed but it is thought that a renewal application would meet with no objections.

Outbuildings. There is a large tall timber barn (64m2) a shed and store.
(N.B. The contents of the barn are not included in the sale, mower, tractor etc)

The lake. Just across a road from the bulk of the property is a small lake bought at a later date by the current owners for leisure fishing. 5-6lb fish are plentiful but don’t expect a 40lb carp!
