Situation
1hour 20minutes to the west of Toulouse and 1hour 30 minutes from the Pyrenees.

Accommodation
The main house is approximately 150-200 years old in parts and is a traditional Gascon farm house, with spectacular views of the Pyrenees. At 280 habitable square metres it has 2 floors and an attic, and is surrounded by terraces. It has a beautiful kitchen with a wood burning stove, and modern units including a range cooker, fridge freezer, microwave and dishwasher all built in. It has room for a table and chairs and can easily seat 8 people. There is an original bread oven by the large raised fireplace which houses a woodburning stove. The floor is covered with original terracotta tiles. There is also an original stone sink with a shelf in an alcove. Attached to the kitchen is a family room with double doors opening out onto a covered terrace. The house has a porch with a strong wooden door, two small windows and an arched glass door that leads into a hall which has collombage walls, a terracotta floor inlaid with oak and stairs leading to the first floor. From the hall there are panelled double glass doors into a large dining room, which also features a double door onto the terrace. The floor of the upstairs study covers the dining room.
The dining room has an original sink in an alcove with a shelf which is a lovely feature. Progressing through to the sitting room the ceiling is full height to the roof displaying beautiful original beams. There is a large raised fireplace with a wood burning stove and two double panelled French doors leading out to the lane at the back of the house. A balustrade of original timber protects the mezzanine above the dining room. All the tiles in the sitting room and dining room are original terracotta tiles with oak inlaid.
Continuing on from the sitting room and dining room, a corridor goes down the back of the house with a cupboard under the stairs with a hanging and shelved closet, opposite the boiler room. There is a downstairs bathroom with a shower next to a downstairs bedroom. A utility room also leads out into the garden. Upstairs over the dining room there is a very large study with shelves and cupboards. This could easily be made into another bedroom. From the study you go upstairs again to the very large attic bedroom, which has a small lavatory and washbasin in a separate bathroom. It has room for a large
amount of storage. The entire attic is floored. At first floor level again at the end of the corridor you have a small double room with an ensuite bathroom.
The main bedroom is large with a very large ensuite bathroom with a roll-topped bath on a plinth to nable the bather to look out of the two windows while bathing. There are 5 telephone points in the house with high speed broadband, this house could comfortably sleep 8 people. In 2008 solar panels were installed on the roof for heating and hot water.
All the windows in the house were changed in 2010 for high specification double-glazing. A new special eco fosse septic (Bio-Solv) was installed in 2007. It has 3 sets of double doors. All the doors and windows in this house are double-glazed. The floor is tiled throughout the downstairs with the same tiles except in the bathroom where there are non-slip tiles. The house is heated by electric under floor heating and by a wood burning stove in the sitting room. All the doors open on to a partly tiled and large decked terrace area. It has its own compliant fosse septic.

Grounds & Outbuildings
The garden won a prize for the best garden in a rural house in the Gers three years ago. It is approximately 1.1 hectares of mostly down to grass, which is easy to mow. There is a tractor shed that has been converted from a large animal house. The garden is made up of discreet areas including is a small Italian garden, a beautiful natural pond stocked with a large amount of goldfish, and a secret area
with table and chairs totally hidden from view. It has a good-sized vegetable patch close to the house and a beautiful dining terrace area under a pergola, developed from the ruined front of a previous house. It has a stone table that can seat 10, which is wonderful for evening entertainment as the pergola is lit from lights in the ground.
The car park is capable of taking at least 8 cars. There is a natural well, which is used to water the garden. Most of the garden has an automatic watering system in place for easy watering.
There is a large, tiled salt water-chlorine pool, 15m by 5m that has a cover that is removed in the summer but is possible to swim under in the winter and helps to prolong the swimming season by keeping the heat in the water. It has a summer bubble cover to keep the pool temperature when the main cover
has been removed and stacked. There is also a pool alarm and the main cover
conforms to the new French laws. The pool house has a separate toilet. The pool area is beautifully landscaped with shaded areas and a wall with climbing plants
over a pergola and a fountain.
