Prices for 2 bedroom chalets start at 135,833€ (ex VAT) going up to just 189,952€ (ex VAT) for the largest 3 bedroom chalets. The purchase price includes all legal fees.
Depending on whether an owner wishes to have private use of their property or not, up to a 4.5% rental yield is guaranteed for 12 years with a guaranteed repurchase by the developer thereafter.
The 19.6% VAT is refund to purchasers after about 6 months as a French government incentive for the financing and development of much need holiday accommodation. This means that in effect you will be buying the chalets at 16.4% below the market value.

Les Balcons de Seix is located in one of the most beautiful valleys of the Pyrenean Mountains near the Spanish border and Andorra and just120 km (75 miles) from Toulouse. ‘Les Balcons de Seix’ is a 3 star holiday residence consisting of 67 terraced chalets and 6 apartments. Apartments range from studios to 1 beds; chalets range from 2 to 3 beds. Living areas vary in size from 19 to 76 m2. Traditional mountain architecture is employed throughout and all chalets come either with a balcony, a terrace or a garden. All units come with private parking. Residence facilities include a swimming pool, a restaurant and a fitness club. The development is due to be completed by December 2007.

THE MANAGEMENT COMPANY
The property will be managed by SARL de Gestion de la Residence du Haut Couserans, a subsidiary of Simbiosis properties - a company with significant experience in the management of mountain leaseback properties (for example, in la Bourboule in the Auvergne and in Ustou, also in Ariege).

ARIEGE
The departement of the Ariege is located in the southern Pyrenees, next to Andorra, in southwestern France; its highest peaks are visible from the city of Toulouse. It is one of the least populated and most unspoilt regions of France, whose inhabitants still live a traditional way of life. The area is also a haven for wildlife with many beautiful species of butterflies, wild orchids and birds of prey.

SEIX
Located at 500mts in altitude Seix is a typical French mountain village in the ‘Haut-Couserans’ region to the west of Ariege. Seix has all the main facilities, services and shops.
The ‘Les Balcons de Seix’ development is located on the edge of the village of Seix. It is built in the style of a hamlet composed of several traditional chalets. The development is close to all the facilities and services within the village.

THE LOVELY ‘HAUT-COUSERANS’ AREA
This is a very traditional rural area with picturesque mountain villages and breathtaking landscapes. The region is dotted with reminders is its history with numerous romantic churches and medieval castles. Local Pyrenean traditions are still alive and kicking with several village festivals and tasty regional cuisine aplenty. The Couserans region has many beautiful valleys with stunning waterfalls (such as the Cascade d’Ars) and corries (such as Cirque de Cagatelle). This is the perfect environment to enjoy the splendour of the Great Outdoors through organised activities such as excursions, rafting, canoeing or caving.

20 KM (12 MILES) FROM GUZET SKI RESORT
The Guzet ski resort is only 20 km (12 miles) from Seix. This resort is popular with families, with three distinct areas to cater for all ski levels. Guzet has a complete snow park complete with funbox, kicks, rainbow and big air. Other winter activities are available on site including a sleigh ride and ski jeering where the skier is towed along by a horse!

THE PERFECT PLACE TO UNWIND
Seix is 45 km (28 miles) from an 18-hole golf course, Golf de l’Ariege. This popular course allows you to relax on the fairway where a diverse range of holes are set against the stunning backdrop of the Pyrenees. Seix is also less than 20 km (12 miles) from Aulus-les-Bains spa which offers a complete range of beauty care and relaxation services.

GETTING THERE
The nearest international airport to the development is Toulouse Blagnac Airport. From here there are 8 daily flights to London Gatwick with a flight time of 2 hours as well as numerous other flights to national, European and international destinations through a wide range of operators (including Easyjet, British Airways and Air France). The nearest local train station is in Foix.

CAPITAL GROWTH

In both cases, owners will receive a 10% discount on the rental rate paid by the general public on any property managed by Simbiosis Hotels & Resorts*.
