Description

Aurignac is an exceptional little village, well placed for those working in Toulouse but wanting the calm of the country being less than one hour to the centre by car or train. It is well placed for the mountains, being far enough away not to suffer the harsh mountain weather but near enough for stunning views of the whole chain of the Pyrenees and for an afternoon skiing if and when the mood takes you. Spain is only 45 minutes away so a day trip to stock up on Spanish specialities and enjoy a tapas lunch is a pleasure. The local shops are very good offering all of your daily needs and more, doctors and dentists, hairdressers and boulangeries aplenty. Village schools have a very good reputation and are bucking the village trends by growing rather than closing. The local countryside can accommodate most country activities from a cycle ride, to a walk in the forest, fishing in a little river to hunting and horse riding. For the cultural pursuits there are many churches, galleries and historical sites to visit in the region.
Well placed for creating a home of Character or a commercial enterprise is this fabulous property. Originally arguably the most important house in the village occupying a central position in the main village, very convenient for shopping, schools, markets, daily life, restaurants etc. The property had been split into 5 or 6 different apartments after the war and was reunited by the current owners who have lived there for the last 40 or so years. Currently there are two apartments which are immediately and comfortably habitable. The principal apartment has 4 bedrooms, large bathroom, shower room and separate wc, living room with fireplace and mountain views, large dining room, kitchen and balcony. The second apartment has a large bedroom, shower room, w.c, living room and kitchen diner. This apartment has it's own entrance.
In addition to these apartments are the following on the ground floor, a large imposing entrance hall which runs the entire depth of the property, a 16th century wooden staircase, a large original kitchen with two bread ovens, washing machine points and large beamed ceiling, second kitchen with double doors out to the courtyard, original dining room with fireplace and swing door for the servants, and three rooms to renovate. there is also a small workshop and shower room. The first floor has a large hallway ending with double doors giving onto the balcony, there is a grandfather clock built into the wall on this level.
The shop which is currently rented on a three year lease pays for the taxes and electricity demands of the property.
To the exterior is a 700 square meter garden, including a stone built garage which could easily accommodate two cars, a stone courtyard, second courtyard and original cistern.
The property would make a fine principal residence, B&B, or a small Boutique hotel.
There are two large attics of 250 square meters, the roof is new.
