If you are looking for a small house, with two or three bedrooms in a village look no further. This charming home has been renovated with taste and is ready for the new owners. The proximity to the two charming villages of Aurignac and St Martory allows the owner to shop for daily supplies in two wonderful villages where all matter of businesses and shops operate. The Pyrenees are only an hour away and the valley of Aran in Spain even less. The train station at Boussens is 7 minutes by car for trips to Toulouse, Spain or the coast, or the centre of Toulouse is one hour by car. Toulouse Airport is 45 minutes away, Carcassonne and Pau 1.5 hours and Tarbes one hour, so most areas of the UK are covered for inexpensive flights home.
The garden is not large by French standards possibly but is charming and manageable and fully fenced. To the exterior is a large wood store, a garage and a wet area for washing laundry or vegetables. The house is built of local stone and is warm and inviting in winter and cool in summer. The present owner has installed an electric heating system but with the wonderful fireplace it is rarely used. On entering the ground floor there is an office, utility, bathroom and cloakroom leading off the hallway, passing through a decorative archway into the living room with its feature fireplace and windows north and south. Leading off of the living room is a large fully equipped kitchen which has it's own exterior doorway, the window and doorway are SE facing. Moving up the wooden staircase we enter the first bedroom which at 20 square meters is a good size, a large sliding oak door opens up to the second bedroom which is slightly larger and has windows south and fitted cupboards. Both bedrooms have doorways leading to a small toilet/washroom. The attic could be used to create further habitable space, there is an attic ladder leading up but no stairway which would have to be created. A desirable house in a wonderful area of SW France.
