Off the kitchen is a storage room in which the LPG gas Combi Boiler is situated.  The downstairs bathroom has a white suite of toilet, bath with overhead shower and moulded basin with vanity unit. The floor and walls are tiled in mosaic blue tiles with a ladder radiator .  From the lounge the stairs lead to a landing and short corridor. Off the landing is the master bedroom . This huge bedroom has a lovely arched window looking over the river and a smaller one with views down the valley. The ceiling has exposed beams and there are two radiators.  Bedrooms 2 and 3 are found off the short corridor. Bed 2  has exposed beams a radiator and large window. Bed 3 has a radiator and window with views down the valley. The whole top floor has pale wood flooring and each bedroom has plugs and modern lighting.   The house has been recently restored including, regulation septic tank with filtration, rewiring and upgrade of electric supply, re plastering of internal walls and external stone cleaning and restoration. The hot water and central heating is run by  Combi Boiler LPG Gas, the tank is situated in the garden near the parking area. All windows are fitted with modern double glazing except the arched window in Bedroom 1. The same windows all have traditional working wooden shutters. There are connections for telephone and television currently not used.   La Riviere is an old Lock Keepers cottage, what was the lock is now a weir but the old stone slipway is still in evidence within the garden. The house is reached by a short track from the road, at the other end of the track is a slipway for boats. The house is raised from the garden with old stone walls retaining the broad terrace.  The large gardens run down to the river bank, the lower half is set aside for wild flowers and grasses the top is maintained with trees, shrubs and roses. To one side of the garden there is a beautiful copse planted out in the regimental French style then small allotments further on. To the other side is a field with the next door neighbours just in sight on the far side.  There is parking space for 5 cars.   The Barn approx 70m2 is set at a right angle to the house and is in need of restoration. It is currently used as a workshop and garden shed. It has its own garden with stone walls within the main garden including an old well, very small pond and small shed. The barn could be joined to the house or restored separately or even used as an indoor swimming pool! The necessary planning permission would be required.       The village of Frontenac is a short stroll away, the village itself has no amenities but the next village has a tabac for bread and milk, easy cycling distance. The supermarkets, DIY stores and fantastic shopping are to be found in Figeac a smart medieval town. Figeac has a mainline train station and the Lot valley bus runs to Figeac and Cahors.  The Lot valley is full of attractions such as Peche Merle caves and St Cirq La Popeye.  It is ideally placed for visiting places of interest and beauty from the Dordogne in the North to Carcassone in the South.  Rodez airport is an hour away and Toulouse 2 hours drive.
