'La Verrie' is a very pretty small farm, located on a quiet lane near the village of St. Denis les Martel within the Cirque de Montvalent. It is a ten minute walk, or 3 minute drive, to the station, with connections to Brive-la-Gaillarde and Paris, or south to Aurillac and Toulouse. All usual 'commerces' (newsagents, chemists, bakers, banks, supermarkets) are to be found in Vayrac, a five minute car drive away, or in Martel, ten minutes away. To the North are the cliffs that border the Dordogne from Gluges to St Denis les Martel, to the South, about 2 km away, the cliffs of Mezels and the village of Floirac. To the East there is the 'Puy d'Issolud' (Uxellodenum) where the Gauls made their last stand against Julius Caesar. To the West are meadows and woods along the Dordogne towards Gluges and Montvalent. The farm was built in 1873, and renovated in the 1960s. It is habitable, and has oil-fired central heating and a 'Cantou' or open fireplace. The property has been used as a holiday home for several years, but needs renovation to modern standards. There is a stairway to the attic space, which could be used for two more bedrooms and a second bathroom. There is a large cellar and a summer kitchen under the main accommodation. The barns offer huge scope for development as either habitable space or as work or leisure areas, with stabling below the main barn and in the meadow. Draft planning approval for development and renovation was acquired in 2007. The large garden has mature fruit trees and shrubs, a big vegetable area, a well, and is bordered by a very productive walnut grove. The nearest neighbours, across the lane, are retired agriculteurs, and are very friendly and helpful. There is unlimited parking space, scope for a pool, and it is a great venue for large-scale entertaining.
