Hello and thankyou for reading this far! before you go any further its worth pointing out first and foremost that this a chateau in need of restoration work...if you are not interested in doing or paying for work to be carried out stop here...if it still interests you please read on! The Chateau originally dates from mid 17th century with many interesting architectural feature including two turrets.A further wing was added a century later by the bishop of Albi who owned the castle for a period of time. It is spread over 3 floors and sits apart from Gaillac but is near enough to either walk, or cycle into the centre. Gaillac has a train station approx 2 km from the house that connects in 35 minutes with Toulouse and the international airport. It is located in very famous wine-growing area that dates back to the roman empire. There is a total of 500 square metres of living space with approx half of that having been fully restored, the rest needs to be completely restored, this is mainly the top floor and the later wing. There is a new roof fitted at great expense, new fosse septic, new wiring that can be extended into the rest of the house, phone connection, a great kitchen, a lovely bedroom upstairs with an en suite bathroom. The bath is built into the turret which makes for a truely unique feature! Upstairs is the grand salon of 56 square metres with a 13 foot ceiling for all rooms on the first floor. There is still an original spiral staircase in one of the turrets. Fully restored and habitable: Ground floor – kitchen,large living room, bedroom, wc First floor – bedroom with an en suite bathroom, bedroom with walk in wardrobe, grand salon (56 sq m) with balcony.total restored area of about 250m2 The house is very private and very peaceful. Its approached by a long private drive and is surrounded by trees. The view over the river is beautiful and very restful,the main terrace is south facing. There is huge potential in the property once fully renovated as either a wonderful private home or even as a hotel or restaurant. I have had many MANY viewings this summer and the feed back was it was a great house but needs work, yes it needs work but i have found local builders that will carry out the work for a very reaonable amount of between 70,000 and 80,000 euros depending on what you do, so even after restoration it is still a lot of house for a very fair price! It is now at a price which makes it very attractive!
