Description

A small country estate of about 26 acres, comprising of a Maison de Mâitre, with a large range of stone barns, a fishing lake of about an acre, and a large in ground swimming pool in a secluded private garden.
The property is situated in eastern Mayenne in a slightly elevated position near the local village with easy access to the road, rail and air networks. Good views and very private with no close neighbours. The land is excellent quality, ideal for horses and has the possiblilty for a private landing strip for a small plane. The house, built in 1822, is very classically French with rare fishscale slate roof, traditional in style with high ceilings, large rooms, beams and huge fireplaces and offers five double bedrooms, an entrance hall with a living room and dining area. Farmhouse style kitchen and utility room to the rear. Bathrooms and toilets. The property has other undeveloped spaces which could be converted to accommodation in addition to some of the barns which would make lovely guest or staff accommodation.

The front door leads into the entrance hall (9m²) which boasts many period features, such as original pamment floor tiles, exposed timbers and the original oak staircase. The entrance hall gives onto the living room (43m²) with dining area (18m²)both of which provide pamment floor tiles, exposed timbers and between them have three sets of French doors leading onto the terrace. The terrace is framed with a pergola intertwined with Wisteria and provides views over the land and lake. The living room also boasts a large open fireplace, and leads onto an adjoining older building housing the farmhouse-style fully fitted kitchen (27m²) with door to the front, pamment tiles and exposed timbers. This gives onto the utility room/laundry (13m²) where the original stone sink can be found. This leads onto a shower room with WC which completes the ground floor accomodation.

The oak staircase leads to the first floor landing with exposed timbers and exposed brick walls; this gives onto bedroom 1(17m²) with views over the lake, bedroom 2 (17m²) and bedroom 3 (13m²) all with exposed timbers. A bathroom with WC and a storage area (9m²) which could be converted into a bedroom, complete the first floor accomodation.

The oak staircase leads to the second floor landing (16m²) with exposed timbers and sloping ceiling. This gives onto bedroom 4 (15m²) and bedroom 5 (18m²) with linen cupboard. The shower room with WC completes the second floor accomodation.

The utility room/laundry leads onto an old stable block (96m²) with rare fishscale slate roof and door to front, with old mangers still in place. The stable block continues (59m²) with a hayloft above. Adjoining this is a further part of the stable block (24m²) with sloping roof.

Almost opposite the house, is the original small laundry house with fireplace and slate roof (5m²). Opposite the stable block is the original cow shed with tiled roof, now used as a workshop, however the original mangers and troughs are again still in place. The first section of the cow shed (44m²)is separated from the further section (63m²). The original piggery (30m²) is close by, with tiled roof which is in need of attention. The final outbuilding standing towards the entrance to the property, is the original Carraige House (58m²) with tiled roof. This used to house the carraiges and was then later used as the threshing house, where three horses drove the thresher. The adjoing part (28m²), again with tiled roof, is now used as a log store.


The land, with the exception of the private gardens, is high quality agricultural land, presently used for grass and cereal production and is in one block surrounding the house and buildings. It is inherently fertile and free-draining and has been well maintained and farmed over the years.

The 10 x 5m in ground pool was professionally installed about 12 years ago and is well maintained.

The property is approached over it's own private drive, there are no known rights of way and the local area is ideal for horse riding and equestrian activities.

The local village has a primary school, excellent restaurant and small shops for daily living with bigger towns within a few kilometres.
