A semi-detached country cottage, full of character, very quaint and charming with old terracotta tiled floors, huge fireplace, thick stone walls and beams.

The cottage is bigger than it appears from the photos and is large enough for a small family home or for holidays with a bit of alteration and thoughtful planning. The property is in a hamlet of two properties and is surrounded by fields for horses, since the neighbour is a breeder. The property boasts a large garden, with vegetable plot, lawn areas, a working well and enough land for animals if required. The property is accessed via a short country lane and provides ample off raod parking.

The cottage faces south and is believed to date back to the early 1700's. It is habitable and in good structural condition, although it is no longer ablt to be used by the owner, due to overseas work comittments.

The front door opens into the living room (27m²) with window and door to the front overlooking the garden, tiled floor and wood-burning stove. This gives onto the kitchen (15m²) with window to the rear and door to the side again overlooking the garden. The kitchen provides a tiled floor and is fitted out, however the kitchen is very old and requires refitting. The kitchen leads into a laundry area (7m²) with tiled floor which gives onto the shower room (4m²) with shower, wash hand basin, WC and window to the rear. The shower room is currently used, however would probably need to be updated.

The first floor is reached by the steep staircase in the living room and opens into a small landing with Velux window to the front. The landing is in the attaic space and provides limited head room. This leads into a store room (5.5m²) which is in the eaves and would benefit from a Velux window. The bedroom (10m²)is accessed under a beam which again restricts head room, and this room is built under the eaves. There is a floor height window to the side which provides views of the garden and the fields beyond.

The property is connected to a septic tank, has mains electricity, water and telephone connected. Broadband internet is available. The owner would like to sell the property as seen, with only removal of personal items.

Externally, the gardens and orchard extend to three quarters of an acre with a working well and nice views. There is also a lean-to greenhouse.
