Description

A pretty cottage by the side of the village fishing lake with stunning views over farmland. The area is very scenic with a forest and small villages and towns making this cottage an ideal holiday or holiday rental investment.

The cottage is almost completely restored to a high standard - only the bedroom requires decorating to complete the renovation.

The cottage is approached via a small lane to the village lake. A French-owned holiday cottage is next door and has a separarte entrance. The lane continues into a track, maintained by the village, leading to the cottage. This tracks provides ample parking. The only neighbours are the French couple next door who use their property as a holiday home, and the cows in the surrounding fields. A short walk around the lake brings you to the village centre, offering a bakery.

The cottage is accessed from the track up a few steps between the house and stone barn, which leads around to the private front of the cottage. The entrance door opens into the living room (25m²) with exposed beams, a woodburning stove, feature stone walled shelving and tiled floor. This room also contains the staircase leading to the first floor accomodation.
A step leads up to the galley kitchen (6m²) with dual aspect windows, door to garden, feature exposed outline of original bread oven and tiled floor.

The staircase leads up into the bedroom with reduced headroom at the top of the stairs. The bedroom itself (21m²) is built into the eaves however provides a large bedroom area with good head room. This room requires decorating and has a chipboard floor. The gable end window provides views over the lake. The bedroom gives onto the beautifully decorated ensuite shower room with Velux window. This room (3.5m²) provides good head room, a shower, wash hand basin and WC and boasts exposed beams.

The cottage has a large garden laid to lawn, about a quarter of an acre, with mature trees and stunning views over the local farmland. There is also a small old cottage, just one up and one down with tin roof which could be converted in a similar way to this one or possibly joined to provide an extension. This old cottage is currently used as a store and is half full with firewood. This cottage is attached to the barn of the neighbouring property.

The property is sold furnished, to include all furniture, white goods, TV, DVD, satellite, phone etc and firewood.

Even though the property is rural, it is connected to mains drainage. Broadband internet is available. The property taxes are very low - under 300 euros including the (122 euro) television licence!
