An old Sarthois farmhouse, lots of character with spacious rooms, fireplace, old tiled floors and a sunny south facing aspect overlooking two ponds. The house is completely private, no habitation close by or busy roads and even has its own old chapel. It is located just a km from the town and within walking distance to the forest and the inland lake and beach at Coco Plage.
This large property is attached to a barn that has the same look as the house. This barn is in succession with little hope of reaching a conclusion, since the heirs cannot be found. There are also cow barns attached to the rear of the house (north-facing) which do not affect the property, since all openings and land are to the south. Thus the property is secluded, however there are neighbours of the four legged variety ie the cows! The property owns the courtyard and some land to the front. There are also two large ponds which have been used by the current owners; however these actually are also part of the succession. The above is the reason why this property is offered at such a reasonable sale price.
The property is reached by a single track country lane which gives onto a private drive over which this property owner is jointly responsible with one other. The main entrance door leads into the new kitchen (19m²) with door and window to the front, tiled floor and fireplace. The kitchen is newly fitted and fully equipped and is large enough to incorporate a dining area. The kitchen leads through to the utility room (9m²) with door to the side garden, exposed timbers, tiled floored, sink and worktop. The kitchen further gives onto the dining room (12m²) with window to the front and stairs at the rear leading to the first floor accommodation. The dining room offers onto the living room (29m²); a wonderfully light and bright living area with 2 windows to the front, a pretty period tiled floor, and a large open fireplace. The living room offers onto bedroom 1 (10m²) with window and door to the front and tiled floor. Some changing of the layout of the bathroom and shower room would benefit the property in allowing these two ground floor bedrooms to have ensuite facilities and separate access. Bedroom 1 leads into the bathroom (4m²) with bath, which in turns leads into the shower room (6m²) with shower. This gives onto bedroom 2 (13.5m²) with door and window to the front. The shower room also gives onto a separate WC. This ground floor accommodation has largely been renovated, with only the two bedrooms and bathrooms remaining.
The wooden staircase offers onto the landing (8m²) which in turn gives onto steps leading up to bedroom 3 (13.5m²) with large window to the front providing stunning views over the ponds, and local countryside. Bedroom 3 gives onto bedroom 4 (14.5m²) again with window to the front offering stunning views. The landing further offers onto another room (13m²), built into the eaves, with triangular window and a beautiful original terracotta tiled floor. This leads down a few steps into the bathroom (10m²) built into the eaves. This completes the habitable accommodation.
The property boasts several outbuildings, including 2 under dwellings, currently used as stores with attic above. Next to these is the chapel (9.5m²), with cathedral roof. The 2 stores could also be converted to living accommodation if the floor is removed as has taken place in the chapel. The property boasts a large courtyard, with ample parking and turning for several vehicles. At the far end of the attached barn (used as storage) there is a single vehicle garage owned by this property.
The property boasts an attractive stone archway upon entering the courtyard and an (overgrown) garden to the side that offers several aged fruit trees.
