The cottages are set in a small rural hamlet just a few minutes from the beautiful and historic village of Bazoges-en-Pareds. where there is a bakers, chemist, bar, church, a well-regarded auberge restaurant and schools.

Well renovated pretty 2-bedroomed stone cottage plus 1 bed detached self-contained gite. Both properties are in excellent condition throughout. New windows have just been fitted to the front of the main property and the ground floor bathroom and 1st floor shower room in the main cottage have just been completely refurnished to a high standard. Also the 1st floor shower room in the gite has been completely refitted.

There is also the posibility to purchase building land opposite the cottages of 1200m² with planning permission for 100m². new build. Home + rental possibilities!

Main Cottage: Ground floor: Spacious beamed entrance hall with tiled floor and polished oak wooden staircase, leading to the first floor.

Door to spacious bright living room (approx 30m²), with a beamed ceiling and an attractive fireplace with 'Villager' wood burner and a fully-tiled floor. The two windows open onto the front garden.

Two steps lead through to the large sunny kitchen/dining room with stone double sink unit, tiled worktops, tiled floor, high vaulted and beamed ceiling with 3 skylights. There are garden views from the large window, and there is a small original 'barn' window' above. The kitchen door leads to the terrace and garden.

Leading off the kitchen is a utility area, which houses the water-heater, and there is plumbing for a dishwasher/washing machine and also ample storage space.

The large downstairs bathroom has a tiled floor and high vaulted and beamed ceiling. New bath with new shower over, new tiling to walls. Wc and wash hand basin. Window to rear. Plumbing for washing machine.

1st Floor: Large landing with storage

Main bedroom: Spacious bedroom with wooden floorboards, windows to front with views over surrounding countryside. This room could be converted into 2 bedrooms.

1st floor shower room: Tiled floor with brand new shower unit, wash hand basin & Wc.

Detached Gite (35m2) :

1st floor shower-room: New shower and shower cubicle. New tiling to walls. Tiled floor. Hand-basin and Wc. Window.

Outside: To the front of the property between the cottage and the gite there is a driveway with parking for at least 2 vehicles. The front garden is hedged and mainly laid to lawn with an original feature stone well. To the rear of the gite is a good-sized garden store/barn and also a stone built 'cave' to the rear of the main property. Double wooden gates lead into the rear gardens.

There are 2 terraced areas with ample space for garden furniture and sun-beds etc., offering peaceful places to relax! The quiet country garden is laid to lawn with shrubs, bushes and trees along both sides and a stone wall at the end of the garden.

Possibilty to purchase building land opposite. The land opposite the property extends to approx. 1200m² (to be confirmed) and has granted a Cu with plans to construct a new build property of 100m². On three sides it is bordered by a vineyard and vegetable gardens.

Both the properties are in good order, but there are still improvements that could be made to further enhance the properties and add value. Among the possibilities are; the large main bedroom in the cottage could be divided into two, making a third bedroom. The woodshed behind the gite, could be converted into a conservatory. French doors could be fitted in the kitchen, where the existing kitchen window is. The gite could be re-rendered, or the rendering removed to expose the stone, similar to the main cottage. These are just a few of the many options for improving the properties further and increasing its value or rental potential.

The area:- The cottages are set in a small rural hamlet surrounded by fields and woods. The countryside is gentle with undulating hills and ideal for walking and cycling. There is a magnificent chateau on the edge of the hamlet (2 mins walk). There are a couple of English families in the hamlet, but mostly French. Our immediate neighbours are wonderful and help us all they can and we know several other French families in the hamlet. The hamlet is just a few minutes from the beautiful and historic village of Bazoges-en-Pareds, where there is a bakers, chemist, bar, church, a well-regarded auberge restaurant and schools and just south of the cottages in the small town of Mouilleron-en-Pareds. Nearest main towns are Chantonnay - 20 mins, La Chataignerie - 10 mins and Fontenay-le-Comte - 20 mins. All three are within easy reach and have extensive shopping facilities, markets, schools, colleges etc.

Getting back to the UK is really easy as we are only 1 hours drive from La Rochelle and Nantes airports and 2 hours drive from Poitiers airport. All are well served by the discount airlines. It is approx. 6 and a half hours drive from Calais with a couple of stops for coffee. There are two beautiful leisure lakes nearby for fishing, windsurfing, sailing, etc. and we keep a large Canadian canoe at the cottages for canoeing on the lakes. There is a good English/French community, and a small private French/English college in a nearby village offers the opportunity to improve your French and meet lots of people, both English and French who live locally.

The properties are connected to water, electricity and telephone and satellite Tv. Septic tank.
