La Roche is an independent group of farm buildings, located in the commune of Les Eglises d’Argenteuil, 7 minutes drive from the busy town of St Jean d’Angély in the Charente Maritime, where there are shops, banks, post office, cafés, restaurants and a twice-weekly market.
The airports of La Rochelle, Poitiers and Angoulême are all about 1 hours’ drive away. Bordeaux Airport can be reached in 90 minutes and Limoges in under 2 hours.

The property has full planning permission to create a 3-bed main house, plus 3 x 2-bed gîtes. Change of use taxes have also been paid on the property to change the use of the buildings from agricultural to habitable and permission has been received to install a swimming pool.

One gîte, “Rose Cottage” has been completely renovated and refurbished to a very high standard. Rose Cottage comprises a lounge (40 m²) with exposed beam, original stone chimney and wood-burning stove. Off the lounge is a large and spacious kitchen with dining area (40 m²) with exposed timbers. The kitchen is fully fitted with washing machine, dishwasher, electric oven, ceramic hob and stainless steel extractor. Stairs leading from the kitchen take you to one of the bedrooms (22 m²) which has built-in wardrobes, high ceilings, a wooden floor and exposed beams. There is also a shower room (6 m²) with exposed beams, travertine-tiled shower, shower light and extractor, wc and sink. Stairs leading from the lounge take you to the master bedroom with en-suite shower room. This bedroom (30 m²) also has high ceilings and exposed beams. The shower room (7 m²) has exposed beams and a travertine-tiled shower, shower light and extractor, wc and sink. Traditional building methods and materials have been used extensively, and many of the stone walls have been either exposed and lime pointed or have been lime rendered and limewashed, reclaimed beams have been used for window lintels, the original canal roof tiles have been re-used and the old beams have been treated with linseed oil. There are electric radiators on the walls in each room, and the water is heated by an electric water heater located in a built-in cupboard in the kitchen. A new septic tank has been installed for this property. The ground floor is tiled throughout, and the upper floor has wooden floorboards.

In addition, there are another 10 former dwellings, rooms and outbuildings that could be converted to create further living and storage space of almost 700 m². The overall condition of the unrestored buildings is generally good. Two of the roofs have been renewed, and although the others are basically sound, there are areas in the roofs which leak and they would have to be redone. One roof has a corrugated metal roof, which although does not look very pretty, it is waterproof and ideal for storing our building materials for example.

The additional buildings include :

- a 35 m² , 2-storey arched barn with new floor joists
- the original farmhouse comprising 2 rooms on the ground floor (34 m² + 20 m²) , and 2 attic rooms on the upper floor
- barn measuring 90 m²
- barn measuring 34 m²
- a former 2-storey dwelling, 33 m² on each floor, with stone chimney on the ground floor
- a 43 m² barn with stone chimney
- a former 2-storey dwelling measuring 39 m² on each floor which has a new roof
- a 23 m² room linked to former stables measuring 50 m², both of which have new floor joists. There is also one huge room above measuring 73 m² with a new roof
- more stables measuring 55 m² where the main electricity board is currently housed

Permission has been obtained to demolish a large metal outbuilding.

The property sits on a plot of land measuring over 6,400 m², which contains many fruit trees, including fig, peach, nectarine, plum, cherry as well as a huge walnut tree and a couple of bay trees. There are also wine-producing vines on the property.
There is a considerable quantity of building materials already on site which are available for purchase eg floor tiles, insulation, roof tiles, etc. And also a fork lift truck and a tipper truck should anyone be interested.
