A typical Charentaise cottage in the heart of a peaceful village. The property comprises a single storey dwelling with the potential to convert the ‘grenier’ (attics) into further accommodation. This is a home in need of some improvement currently offering 106 square meters of habitable space. If the loft space were to be converted, the total living area could be expanded to perhaps 200 square metres. I estimate that there is room in the loft for a further 3 bedrooms and perhaps 2 bathrooms! The original character of the building is entirely intact and the finest feature is the wonderful Charentaise fireplaces in every room. These fireplaces are of a lovely white, Portland-type stone, and 3 of the 4 are really quite elegant. The 4th encloses a fully-functional bread oven. When I had chimneys swept last winter, the chimneysweep turned out to be an ex-baker, who gave me a lesson in how to fire up and use the bread oven. Apparently, it was the tradition to cook an entire meal in it - a meal bordering on a feast! One could live in the property whilst modernising it; it does not need total renovation but certainly needs to be extensively modernised and the accommodation rearranged. Re-wiring has been carried out in the big front room that is currently a sitting room with kitchen area at the back. The house is situated in a typical French village in a very quiet cul-de-sac and it is south facing so that it basks in sun all day long but has the advantage of shade on a small laneside garden strip at the rear. A small lane lies at the back of the house. This connects to the road between the lovely little riverside town of St. Savinien (on the big river Charente) and - just 3-4 kms away, pretty little Tonnay-Boutonne (on the river Boutonne!), which has shops, a vet, etc. There is also a small garden separated from my house by the house next door (owner is a charming and helpful Portuguese man who has lived in Archingeay for years). This little garden is currently overgrown with huge hollyhocks, and is just big enough perhaps to install a small swimming pool. Alternatively, it could be turned into a useful vegetable garden! Peaches grow well in this area. The garden at the front of the house has currently a mix of small flowerbeds with hollyhocks and roses, and a vine that trails across the front of the house (see pic.), and semi-hardcore/gravel. I am including some garden furniture (oak table & a couple of deck chairs) in the sale. A small gate leads onto the front garden, and a further large gate allows vehicle access. There is also on-road parking right outside (because the lane is a cul-de-sac). The village of Archingeay has a good boulangerie and a charming old-world museum of childhood memories. From the front of the house the church tower is visible. The church is Romanesque (Norman), and is a listed building, currently being cleaned and restored. The village itself is typical Charentaise, and is pretty and well-maintained. The towns of Rochefort, Saintes and St. Jean d’Angely are all within 15 – 25 minutes’ drive. The coast is also within easy reach. The nearest airport is La Rochelle. Bordeaux with its vineyards and airport are 1.5 hrs’ to the south. The closest TGV railway line to Paris (and thence to London) is from Surgeres just to the north of Archingeay. The bustling town of Cognac is virtually on the doorstep. And all around the village are fields and fields of glorious sunflowers blooming in the summer months! In brief the property offers:- Entrance door to: Hallway:- ceramic tiled floor. Doors off to principal rooms. Kitchen/Living Room:- 5200mm x 6000mm Ceramic floor tiles, beamed ceiling sink unit, two sunny shuttered windows overlooking the front garden, traditional stone fireplace. This room was originally a huge kitchen but it is felt that to arrange it as a kitchen/sitting room would make the second reception room available for conversion to the master bedroom. It is quite a popular choice in France to have the kitchen and main living room combined and one which many migrating Brits have been seen to incorporate into their new French homes. Second reception room:- 4000 x 58000 (possible master bedroom) Beamed ceiling, traditional fireplace with newly- reopened chimney, exposed stone walls, alcove with inset old stone/marble sink (the kind people pay good money for in antique shops!), sunny window and glazed door to front garden. The ‘piece de resistance’ a wonderful Charentaise fireplace with a working bread oven complete with the original paddles. Bathroom:- 3650 x 3650 Believe it or not – another lovely Charentaise fireplace. This room needs a bit of imagination to make it into something other than a huge bathroom. Currently there is a shower cubicle, a w.c. cubicle, wash handbasin, ceramic tiled floor, electric water heater, window to rear. Outside the property:- There is a fenced, gravelled garden. A grapevine grows along the front of the house, and roses and hollyhocks bloom in small, perimeter flowerbed. This is currently a very low-maintenance garden, which is very practical for a house that is used as a holiday home. A low-maintenance garden means less holiday time spent weeding, mowing, clearing, etc.! Between the house and the other neighbour is a workshop with loft space. It is currently used to store firewood. To the rear of the property is a narrow strip of land wild with hollyhocks and offering just enough space to put a table and a couple of chairs when you want to get out of the sun. In the summing up, Archingeay is a fine village within easy driving distance of St Jean D’Angely, Saintes, St Savinien and Surgeres. The area generally has been well settled by British Francophiles but our French neighbours are very hospitable and we have been made most welcome in the area. The people of the Charente-Maritime have the reputation of being the genuinely frendliest and most welcoming in the whole of France! If you are looking for a bargain property which is also a project in a good area where you will easily build a new life amongst our French hosts and the Expat population then this could be the house for you.
